Custom Projects, Built to Your Design

Send us your drawings, or a sketch and a site address. The factories build to your plans, at the size and finish the block calls for.

A custom modular home builder for Australia

This is the part most people do not realise they are allowed to ask for. As a custom modular home builder for Australia, we have factories all over China ready for your project, not a catalogue with three finish options. Your drawings, built.

  • A factory networkYour project is matched to the factory that suits it, from a single tiny home to a multi building site.
  • Built to orderNothing we build is stock. Every project is made to your drawings, at your size and finish.
  • Australia wide and worldwideDelivered across Australia, and we deliver and build worldwide, so an offshore site is not a problem.
  • Compliance documentationWe build to the requirements that apply for your site and your intended use, and the documentation goes with the building for your certifier.

What you can send us

Send whatever you have got. We work out which factory is right for it, come back with drawings and a written scope, and then build it.

01A sketchA drawing on the back of something is enough to start the conversation. Add the block address, or at least the suburb.
02An architect’s full setThe easiest start. We tell you what translates straight into modular construction and what needs adjusting for transport and craning.
03A floor plan off a listingA layout you saved and want built. We turn it into drawings and a written scope you can act on.
04Photos of a buildingSomething you saw overseas and cannot stop thinking about. Photos are enough for us to work out what it takes to build.

From drawing to delivered building

The same path every custom project takes, so you know where you are at each step.

  1. Send what you haveA sketch, a drawing set or photos, with the block address or at least the suburb, roughly how big, and when you want to be in.
  2. Factory match and written scopeWe work out which factory is right for the project and come back with drawings and a written scope.
  3. Design lockedAnything that needs adjusting for transport and craning is flagged early. Once the drawings are signed off, you get real dates.
  4. Built to orderYour build goes onto the factory floor while you get the block ready, so the two run at the same time.
  5. Delivered and set downRoute and access are worked out before anything is booked. Crane or tilt tray, onto footings that are already in and cured.
  6. Connection and handoverYour trades connect the services on site, then we hand over with the compliance documentation.

Homes in build on the factory floor. Your drawings set the layout, the size and the finish.

Bigger projects

We take the big ones as well. Multi unit developments, cabins for parks and resorts, worker accommodation, commercial and community buildings, and pools.

Aerial view of a display village with capsule homes, a verandah cabin and a three bay garage laid out on gravel beside a warehouse
Multi unit and group buildsSeveral different builds delivered and set out on the one site, run as one project.
Two black modular cabins with full height glazing set around a stone edged pool
Cabins for parks and resortsRepeat cabins and short stay units suit modular because the repetition is where the value is.
Charcoal container building with a lockable access door and two sliding windows on a gravel pad
Worker accommodation and site buildingsOffices, amenities and accommodation for worksites, built to order and delivered finished.

If your project is a group of buildings rather than a single one, say so at the first conversation. The factory that is right for ten buildings is usually not the one that is right for one, and picking correctly at the start saves you months.

Compliance and delivery

We build to the requirements that apply for your site and your intended use, with the compliance documentation supplied. The specification is set from your block: your wind classification, your bushfire attack level, your soil class and your energy zone. Your certifier assesses it and makes the decision.

We deliver and build worldwide, so an offshore site is not a problem either.

Custom project questions

Can you build to my own design?

Yes. Everything in our range is an example of what we build rather than a fixed stock list. Change the layout, the size, the roofline, the window positions, the cladding, the joinery and the finishes, or start from a blank sheet with your own plans.

What do you need from me to start?

Whatever you have. A sketch on paper is enough to start a conversation. A full architectural set is better. Tell us the block address or at least the suburb, roughly how big you want it, how many bedrooms, and when you want to be in. We work out the rest with you from there.

Can you work from my architect’s or draftsperson’s plans?

Yes, and it makes the job easier. Send the drawing set and we will tell you what translates straight into modular construction, what needs adjusting for transport and craning, and what the module split should be. Most designs work with small changes, and we flag those early rather than late.

Does a custom build take longer?

The design stage takes longer, the build stage generally does not, because everything is being made to order regardless. What actually adds time is changing your mind after the drawings are signed off and the materials are ordered. We give you real dates once the design is locked, not before. If your project also needs an approval, that usually sets the date rather than the factory.

Will a custom build still meet Australian requirements?

A custom build is made to the same standard as everything else we produce, to the requirements that apply for your site and your intended use, with compliance documentation supplied for your certifier. The specification is set from your block: your wind classification, your bushfire attack level, your soil class and your energy zone. Your certifier assesses it and makes the decision.

Do you take on developer and commercial projects?

Yes. Multi unit residential, accommodation, site buildings and repeat unit projects all suit modular construction because the repetition is where the value is. Send us the unit count, the dates you are working to and the drawing set, and we will come back with a proposal.
