About this model

What it is

The SO10 Container Site Office is a new build 10ft High Cube shipping container converted into a compact, self contained site office that lands ready to work in. External dimensions are 3,000 by 2,400 by 2,890 mm, internal floor area is about 6.5 m², and the High Cube height adds useful headroom, so it suits a foreman's office, a security gatehouse, a ticket booth, a weighbridge cabin or a first aid room for one or two people.

How it is built

The shell is brand new corrugated steel, not a used cargo box, with ISO corner castings and forklift pockets, painted externally in charcoal marine grade paint for a durable, corrosion resistant finish that copes with coastal air, dust and Australian sun. Inside, the walls, roof and floor are insulated and lined out with smooth internal wall linings over commercial grade vinyl flooring, so it reads as a proper office rather than a bare box.

It comes with an 820 mm wide lockable personal access door, a glass sliding window for daylight and ventilation, a full electrical fit out with switchboard, LED lighting and power points ready to run from site power or a generator, and a split system air conditioner with an externally mounted condenser. Final electrical connection is completed on site by a licensed electrician, and the fit out can be built to Australian wiring standards on request.

Delivery and freight

It arrives on a truck and is craned or forklifted into place on level ground, timber sleepers, a compacted pad, a concrete slab or screw piles (steel posts wound into the ground instead of pouring a slab), so no permanent footings are needed for temporary use. Because the corner castings and forklift pockets stay, it lifts, relocates and stacks two high for transport and storage. Delivered Australia wide and worldwide. Factory quote available.

How an enquiry works

A quote enquiry is not an order. Nothing is committed until you have a written quote naming the scope, the price and the delivery terms.

  1. 1

    Tell us the block

Send the model, your suburb or postcode and what the block is like. Access, slope and crane room change the price more than anything else.

  2. 2

    Get a Free Quote

A written quote covering the unit, freight to your address, and what is and is not included.

  3. 3

    We start your build

We lock in your design with you and then we coordinate with our builders to begin production.

  4. 4

    Delivery and set down

We coordinate the delivery process from factory to site, ensuring your home arrives safely and is positioned at your property with everything planned ahead of time.

Frequently asked questions

Do I need council approval for a site office?

It depends on where it goes and for how long. A temporary site office on an active construction site is usually covered by your development consent or a temporary structure permit, while a permanent office on a block normally needs approval from your local council. Rules differ between states and councils, so check with your council or a private certifier before you order. We supply drawings, dimensions and compliance documentation to support your application, and we cannot guarantee an approval outcome.

How long is the lead time?

Production runs roughly 20 to 30 days once your order and drawings are signed off, then allow around 20-30 days for sea freight, customs clearance and inland transport to site. For most capital city destinations, allow around 40-60 total calendar days door to door. Your quote confirms the exact build time, freight and delivery window for your address, and pricing is on request.

What access does the truck and crane need?

The unit travels on a truck and is craned or forklifted into position, so you need a firm, level approach for the truck, room beside the drop point for the crane to set up, and clear overhead space with no powerlines or branches in the lift path. A 10ft unit is small enough for a HIAB truck on most blocks. Send photos of the access at quote and we will plan the delivery with you.

Does it need footings or a slab?

No slab is required for temporary use. It sets on level ground, timber sleepers or a compacted pad and is levelled on its four corner castings. For a permanent install on a block, a concrete slab or screw piles give a stable base, help with drainage and are often expected by a certifier. Your engineer confirms the footing detail for your soil class and wind region.

How is the power connected?

It arrives with a switchboard, LED lighting and power points already fitted, ready to plug into site power or a generator. The final connection to mains or to your site supply must be made by a licensed electrician in Australia, who will also test and tag the installation. Tell us at quote and the fit out can be built to Australian wiring standards before it ships.

Will it handle a cyclone region or bushfire prone block?

The steel container shell is strong and can be tied down to footings for wind loading. If your block sits in a cyclone region or on bushfire prone land with a BAL rating (the bushfire attack level, a rating of how much bushfire risk your block faces), tell us at quote so the tie down detail, glazing and any BAL requirements are built into the order and the compliance documentation is supplied. Your certifier confirms what your particular site needs.

Is it a new container or a second hand one?

It is a new build 10ft High Cube container, not a used or cargo worthy box, so the steel, floor and paint are all new. That is why it can be finished in marine grade paint over a clean, smooth lined interior. It also keeps the ISO corner castings and forklift pockets, so it lifts, relocates and stacks like any container.

What warranty and checks do I get?

Every written quote confirms warranty duration, covered components, exclusions, remedies and the claim pathway through Future Modular Homes before an order is accepted for each project. You can also have the unit inspected and photographed by an independent third party before it ships. A commercial invoice, packing list and the quality documentation on file travel with every order.
