About this model

What it is

The SO6 Portable Site Office is a panelised cabin built on a steel frame with steel floor joists, finished to a clean, professional standard inside and out. Inside is an open plan space of about 13 m² with a 2.4 m ceiling, enough for two to four workstations or an office plus a small meeting or reception area.

How it is built

The walls are EPS insulated sandwich panels clad externally in woodgrain composite in grey or black, the roof is glass wool insulated galvanised painted steel, and the floor is an 18 mm magnesium board and concrete composite subfloor, resistant to water, rot and insects, topped with hard wearing timber look vinyl in grey or brown. The signature is full height double glazed corner glass that wraps the front and side and floods the interior with daylight, paired with an aluminium framed glass sliding door, a hinged glass door and a round porthole window on the solid end.

It comes wired with LED downlights, power points and a switchboard, a hardwired smoke alarm and a mains cable terminated ready for a licensed electrician to connect on site, and the electrical fit out can be built to Australian wiring standards on request. Split system air conditioning from 2.5 to 7.1 kW is available as an option, which most Australian sites will want. Furniture in the renders is shown for illustration only.

Delivery and freight

External dimensions are 5,850 by 2,250 by 2,550 mm and it weighs about 2,120 kg, so it arrives on a truck and is craned or forklifted onto level ground, timber sleepers, a compacted pad, a concrete slab or screw piles (steel posts wound into the ground instead of pouring a slab). Container style corner castings let it be lifted, relocated and stacked for transport. Delivered Australia wide and worldwide. Factory quote available.

  1. 1

    Tell us the block

Send the model, your suburb or postcode and what the block is like. Access, slope and crane room change the price more than anything else.

  2. 2

    Get a Free Quote

A written quote covering the unit, freight to your address, and what is and is not included.

  3. 3

    We start your build

We lock in your design with you and then we coordinate with our builders to begin production.

  4. 4

    Delivery and set down

We coordinate the delivery process from factory to site, ensuring your home arrives safely and is positioned at your property with everything planned ahead of time.

Frequently asked questions

Do I need council approval for a portable site office?

It depends on where it goes and for how long. A temporary site office on an active construction site is usually handled through your development consent or a temporary structure permit, while a cabin that stays on a block, for example a home office out the back, normally needs approval from your local council. Rules differ between states and councils, so check with your council or a private certifier. We supply drawings and compliance documentation to support your application and cannot guarantee approval.

What is included as standard?

The insulated steel framed cabin with EPS insulated wall panels, woodgrain composite cladding, an insulated roof, full height double glazed corner glass, a glass sliding door, a hinged glass door, a porthole window, timber look vinyl flooring over the composite subfloor, LED downlights, power points, a switchboard and a hardwired smoke alarm. Furniture in the renders is for illustration only, though a furniture pack can be added at quote.

How long is the lead time?

Production typically runs around 20-30 working days once your order and colour selections are signed off, then allow 20-30 days for sea freight, customs clearance and inland transport to site. For most capital city destinations, allow around 40-60 total calendar days door to door. Your quote confirms the exact build time, freight and delivery window for your address, and pricing is on request.

What access does the truck and crane need?

At about 2,120 kg and 5.85 m long, the cabin is craned or forklifted off a truck in a single lift, so you need a firm, level approach, room beside the drop point for the crane, and clear overhead space with no powerlines or branches in the lift path. It fits through most yard gates and down many side accesses. Send photos and gate widths at quote and we will plan the delivery.

Does it need footings or a slab?

No slab is required for temporary use. It sets on level ground, timber sleepers or a compacted pad and is levelled on its corner castings. For a permanent install, a concrete slab or screw piles give a stable, level base, help with drainage and are often expected by a certifier. Your engineer confirms the footing detail for your soil class and wind region.

How are power and air conditioning handled?

The cabin ships with LED downlights, power points, a switchboard and a hardwired smoke alarm already fitted, and the mains cable is terminated ready for a licensed electrician to connect and test on site. The fit out can be wired to Australian standards on request. Split system air conditioning from 2.5 to 7.1 kW is an option, and most Australian buyers add it before the unit ships.

Can it be used as a granny flat or habitable room?

As supplied it is a commercial cabin rather than a dwelling, and there is no kitchen or bathroom. If you want habitable accommodation on your block, it is built to order to NCC Class 1a requirements, with compliance documentation supplied, and it will need council approval plus a licensed plumber and electrician. Tell us the intended use at quote so services, wet areas and insulation are specified from the start.

What warranty and checks do I get?

Every written quote confirms warranty duration, covered components, exclusions, remedies and the claim pathway through Future Modular Homes before an order is accepted for each project. You can also have the cabin inspected and photographed by an independent third party before it ships. A commercial invoice, packing list and the quality documentation on file travel with every order.
