About this model

What it is

This version answers the objection buyers raise about a bare folding shell, which is that it still needs a fit out crew, a plumber and time before anyone can use it. Here the bathroom and the kitchen wall are complete when the container is opened. The bathroom carries a working shower, toilet and basin. The kitchen wall carries the cabinet, sink and a cooktop point.

The shell still folds flat for freight and still stands up with two people in under an hour, so it keeps the low logistics deployment of the open version while removing the interior work that normally follows it.

That combination suits workforce accommodation, a granny flat or studio, farm stay and glamping rooms, and relief housing where a habitable unit is needed quickly. If you would rather fit out yourself, the open shell version reaches the same footprint.

How it is built

Both are plumbed at the factory to service points that sit ready for a licensed connection on site. Deployed it measures 5,900 x 2,480 x 2,540 mm, about 14.6 square metres, with an entrance door, windows, colour steel exterior cladding and a PVC floor.

Delivery and freight

On arrival a licensed Australian plumber connects water and waste and a licensed electrician connects power, and the room is usable the same day. It sits on a prepared slab, footings or screw piles (steel posts wound into the ground instead of pouring a slab). We deliver worldwide.

  1. 1

    Tell us the block

Send the model, your suburb or postcode and what the block is like. Access, slope and crane room change the price more than anything else.

  3. 3

    We start your build

We lock in your design with you and then we coordinate with our builders to begin production.

  4. 4

Frequently asked questions

Is it really livable on day one?

Yes, once services are on. The bathroom and kitchen wall are fitted and plumbed at the factory, so the only wet area work left is connecting site water, waste and power through licensed trades. On a block where those services are already run to the pad, the unit is usable the same day it is stood up, with no interior build phase in between.

How does it differ from the open shell version?

Same concertina mechanism, same 5,900 x 2,480 x 2,540 mm footprint and the same two person, no crane deployment. The difference is the fit out. This version arrives with the bathroom and kitchen wall complete, while the open version arrives as an insulated room with nothing inside. Choose the open shell if you would rather organise the wet areas locally.

What is included when it arrives?

The insulated shell with entrance door, windows, colour steel exterior cladding and PVC floor, plus a bathroom with shower, toilet and basin and a kitchen wall with cabinet, sink and cooktop point, all plumbed to service points. Hot water units, appliances, furniture, decking and site works such as footings and service connections are quoted separately.

Do I need council approval?

Yes for habitable use. A secondary dwelling, a studio, a farm stay room or workforce accommodation all need approval from your council or a private certifier, and the path differs by state and zoning. We supply drawings, specifications and compliance documentation for the application. We cannot guarantee that a particular council will approve a particular block, so start early.

What lead time should I allow?

Usually around 20-30 working days to build from a confirmed order and deposit, then around 20-30 transit days of sea freight to the main Australian ports, including customs clearance and road transport to the block. The fitted wet areas are what set the build window, so it runs longer than the open shell version. Dates are confirmed in writing with your quotation.

What access does the delivery need?

Less than the crane lifted expandable units. The flat pack travels on a standard truck, and you need firm ground plus a hiab, telehandler or forklift to unload it and place it on the prepared pad. Two people then stand it up. Check the approach for tight gates, soft ground and overhead obstructions, and send photos before transport is booked.

How are water, waste and power connected?

A licensed Australian plumber connects water and waste to the pre run service points, whether that is town water and sewer, tanks and a pump, or an on site treatment system, and a licensed electrician connects power to the switchboard. They issue the compliance certificates your certifier will ask for. The delivery crew never carries out those connections.

What warranty applies?

Warranty duration, covered components, exclusions and remedies are confirmed in the written quote and order documents before purchase. Fair wear and tear, damage from incorrect installation and anything altered on site after handover are excluded. Keep the plumbing and electrical certificates, because a claim on a fitted fixture usually needs proof that the connection was carried out correctly by a licensed trade.
