About this model
What it is
At the top of the expandable range this unit is less a single product and more a platform. It ships closed at 11,800 x 2,400 x 2,600 mm and folds out to about 11,800 x 6,300 mm, roughly 74.3 square metres external and 62 to 72 square metres of floor. That footprint holds two very different briefs.
Specified as a residence it takes a one or two bedroom plan with generous living space, an island kitchen and up to three bathrooms. Specified as accommodation it takes the eight bedroom layout, which is why it is ordered for mining, resources and construction camps and for small tourism operators sleeping eight to twelve.
How it is built
It is also the only unit in the range offered with the cold climate package, which adds R5.0 insulation, reinforced glazing and a snow rated roof for alpine blocks such as the Snowy Mountains and the Victorian high country, and for similar conditions overseas. Kitchen and bathrooms are fitted and tested at the factory, and the electrical package is built to the destination standard, so Australian units arrive wired for 240V.
Delivery and freight
One folded unit fills a 40 foot container. On site a crane and four trades open it in four to five hours onto a prepared concrete slab, footings or screw piles (steel posts wound into the ground instead of pouring a slab). We deliver worldwide.

Frequently asked questions
How many people can it sleep?
The eight bedroom layout is the maximum, with two to three bathrooms serving it, which is why the size is specified for crew accommodation and for small tourism operators sleeping eight to twelve. The same body also builds as a one or two bedroom residence with generous living space, so the bedroom count is a decision you make at order, not afterwards.
What is the cold climate package?
An optional upgrade that adds R5.0 insulation, reinforced glazing and a snow rated roof structure. It is specified for alpine blocks such as the Snowy Mountains and the Victorian high country, and for comparable conditions overseas. It has to be nominated at order because the insulation and roof framing are built in at the factory rather than retrofitted on site.
What is included when it arrives?
The kitchen with island bench and the bathrooms are fitted and tested at the factory, along with lined walls and ceiling, flooring, windows with flyscreens, internal and entry doors, lighting, power points and the switchboard. Decking, stairs, awnings, loose furniture, solar systems and site works such as footings, connections and stormwater are quoted separately because they follow your block and your approval conditions.
Do I need council approval?
Yes, in almost every case. A habitable building needs approval from your council or a private certifier, and the requirements change with your state, your zoning and whether the building is a dwelling, a secondary dwelling or workforce accommodation. We supply drawings, specifications and compliance documentation for the application, and we cannot guarantee that a particular council will approve a particular block.
What lead time should I allow?
Usually around 20-30 working days to build from a confirmed order and deposit, then around 20-30 transit days of sea freight to the main Australian ports, including customs clearance and road transport to the block. Larger bedroom counts and the cold climate package can add to the build window. Run approval and footings in parallel so the pad is ready when the truck arrives.
What site access does an 11.8 metre delivery need?
This is the largest unit we ship folded, so treat access as the first design question. You need a clear approach for a long semi trailer, room to set up a crane with reach across the pad, clearance from overhead power lines and firm ground for both machines. Steep driveways and tight rural gates are the usual blockers. Send photos and dimensions before transport is booked.
How is it connected to power, water and waste?
A licensed Australian electrician connects the switchboard to mains power, a generator or a solar and battery system, and a licensed plumber connects water and waste to the pre run points, whether that is town water and sewer, rainwater tanks or an on site treatment system. Their compliance certificates are what your certifier will ask for at final inspection.
What warranty applies?
Warranty duration, covered components, exclusions and remedies are confirmed in the written quote and order documents before purchase. Fair wear and tear, damage from incorrect installation and anything altered on site after handover are excluded. Keep the electrical and plumbing certificates, because a claim on a fitted fixture usually needs proof the connection was carried out correctly by a licensed trade.
