About this model
What it is
The MH58 is the entry model in our mirror house range and the one that costs the least to freight. It is a self-contained studio of about 12 square metres at 5.85 metres long, 2.25 metres wide and 2.5 metres high, sized so two finished units load inside a single 40ft high cube container (a shipping container with extra roof height). Its facade is also different from the rest of the range.
How it is built
It combines a double glazed one-way reflective mirror-glass facade with warm timber cladding rather than an all mirror elevation. Behind that sits a galvanised steel frame with steel plate, EPS wall and roof insulation with waterproof treatment and a water channel, over a steel floor structure on 18 mm fireproof board finished in 5 mm wooden vinyl.
The studio plan holds a full bathroom with toilet, shower, cabinet wash basin, mirror, rack and paper holder behind an aluminium sliding glass door, a kitchen with cabinet and wash sink, and a furniture pack of queen bed, wardrobe, air conditioner, chair and table. Entry is a fireproof aluminium glass door at 900 by 2000 mm, with aluminium framed glass to the front and end and an opening window.
Electrical is a breaker distribution box, lighting, an outside light strip, an exhaust fan, switches and sockets, with full water supply and drainage.
Delivery and freight
Two per box roughly halves the sea freight per cabin against the single unit models, which is why it is the one to look at for a caravan park or glamping rollout, or for a first backyard studio. We deliver worldwide, and in Australia the studio is craned onto a prepared slab or screw piles (steel posts wound into the ground instead of pouring a slab). Factory quote available.

Frequently asked questions
Do I need council approval for a 12 square metre studio?
Usually yes, because it has a bathroom and a bed in it. A shed of this size might be exempt in some councils, but the moment a building is used for sleeping it is habitable and the rules change. Requirements vary by state and by zone. Each unit is built to order to NCC Class 1a requirements, with compliance documentation supplied, and we never guarantee an approval outcome.
Why does two per container matter?
Sea freight is charged by the box, not by the unit. Because the MH58 is 5.85 metres long and 2.25 metres wide, two finished studios load inside one 40ft high cube container, which roughly halves the freight cost per cabin against a model that takes a whole container or a flat rack (an open shipping platform used for cargo too wide to fit inside a container) on its own. On a multi-unit rollout that difference compounds across the order.
Can I use it as a granny flat or a backyard studio?
Buyers do use it as a backyard studio, a guest room or a home office with a bathroom. At 12 square metres it is smaller than the minimum floor area many councils set for a secondary dwelling or granny flat, so check your local controls before you order. If you need a full granny flat, the wider models in the range give you more floor without much more site work.
What is included?
The studio arrives finished. That covers insulation, internal linings, the mirror glass and timber facade, doors and glazing, the full bathroom behind its aluminium sliding glass door, the kitchen with cabinet and wash sink, and a furniture pack of queen bed, wardrobe, air conditioner, chair and table. Electrical, lighting, exhaust fan, sockets, water supply and drainage are all fitted. Footings, crane hire, site works and service connections are separate.
How does delivery to site work?
The units are unloaded at an Australian port and trucked to your block, then craned onto the footings. Because the studio is only 2.25 metres wide it fits a standard truck and does not need an over-dimension permit, which makes rural and tight suburban access far easier than with the wide models. You still need room for the crane to set up and a clear swing path.
Can it run off grid?
Yes, with the right kit added locally. The studio is delivered with its distribution board, circuits, plumbing and drainage run to connection points, so a licensed electrician and plumber can tie it into a solar and battery system, a rainwater tank and an on-site wastewater system instead of mains services. Solar, tanks and treatment systems are not part of the unit and are quoted by your local installers.
What foundations does it need?
A level concrete slab or screw pile footings, set out to the drawings we supply. Screw piles are common for backyard and rural installs because they need little excavation and suit a slope. A local engineer signs off the footing design against your soil classification (the site test that grades how much your ground swells and shrinks with moisture) and wind region, and a certifier will want that documentation on file.
What warranty applies?
The written quote confirms warranty duration, covered components, exclusions, remedies and provider details, while appliance and fitting terms appear in manufacturer documents. Damage from incorrect footings, unapproved site modifications or unlicensed connections is excluded. Your rights under Australian Consumer Law apply in addition to the factory guarantee.
