About this model

What it is

The MH80W sits between the 5.8 metre and 11.5 metre models in our wide mirror house line, and it is the natural one bedroom of the range. At 8 metres long on the full 3.4 metre width it holds about 25 square metres, which is the length at which a separate bedroom, a living area, a full bathroom and a proper kitchen each get their own space instead of being folded into a studio.

It sleeps two to three. The mid position in the range makes it the balanced pick for buyers who want more than a studio without the site cost and freight of the full-length model, whether that is a granny flat, a guest house, a hospitality cabin or a short-stay rental.

How it is built

The facade is one way reflective mirror glass, so on a rural block the building takes on the paddock, the dam or the trees around it rather than standing out against them. Underneath is a galvanised steel frame with EPS insulated walls and roof, waterproof treatment and an integrated water channel, over a steel floor structure on 18 mm fireproof board finished in wooden vinyl.

Glazing is aluminium alloy framed and full height, with a corner that opens the living space onto the view. The unit arrives finished, with the bathroom, kitchen, furniture pack, electrical fit-out, lighting, water supply and drainage all in place.

Delivery and freight

At 3.4 metres it is wider than a shipping container, so it travels as a single out of gauge module on a 40ft flat rack (an open shipping platform used for cargo too wide to fit inside a container, which is what out of gauge means), one unit per rack, and we deliver worldwide.

In Australia it is trucked to site under an over-dimension permit and craned onto a prepared slab or screw piles (steel posts wound into the ground instead of pouring a slab). Factory quote available.

Quote enquiry process

How an enquiry works

A quote enquiry is not an order. Nothing is committed until you have a written quote naming the scope, the price and the delivery terms.

  1. 1

    Tell us the block

Send the model, your suburb or postcode and what the block is like. Access, slope and crane room change the price more than anything else.

  2. 2

    Get a Free Quote

A written quote covering the unit, freight to your address, and what is and is not included.

  3. 3

    We start your build

We lock in your design with you and then we coordinate with our builders to begin production.

  4. 4

    Delivery and set down

We coordinate the delivery process from factory to site, ensuring your home arrives safely and is positioned at your property with everything planned ahead of time.

Frequently asked questions

Can the MH80W be used as a granny flat?

It is the size most buyers have in mind for one. At about 25 square metres it gives a separate bedroom, a living area, a kitchen and a full bathroom. Secondary dwelling rules differ by state and council, including minimum floor area, setbacks and whether your block is eligible at all. Each unit is built to order to NCC Class 1a requirements, with compliance documentation supplied, and the approval decision stays with your council or certifier.

What approvals will I need?

Expect a development application or a complying development certificate, depending on your zone and what the unit is used for. Councils also look at setbacks, site coverage, wastewater and stormwater. We do not lodge for you and we never promise an outcome. What we do supply is the structural, glazing, insulation and electrical documentation your certifier asks for so the application is not delayed.

How long is the lead time?

Build time is confirmed with your quote once the specification, wind region and BAL rating (the bushfire attack level, a rating of how much bushfire risk your block faces) are settled, then sea freight on a flat rack, customs clearance and inland transport follow. Plan the project in months rather than weeks, and run your council application in parallel with the build so approval and delivery land close together rather than one waiting on the other.

Will a truck and crane get onto my block?

At 3.4 metres wide the module travels as an over-dimension load, so the route matters as much as the block. We look at road width, overhead lines, tree canopy, gate openings and the turning circle before production. On site you need a hardstand (firm, level ground that will take the weight of a truck or crane) for the truck, a firm crane pad and a clear swing path. Send photos and a site plan early and we will flag any problem.

What is included and what is not?

Included: insulation, internal linings, mirror glass facade, doors and full-height glazing, the full bathroom, the kitchen with cabinet and wash sink, a furniture pack of wardrobe, queen bed, air conditioner, chair and table, plus electrical fit-out, lighting, exhaust fan, sockets, water supply and drainage. Not included: footings, site works, crane hire, over-dimension transport permits and the licensed connection of power, water and wastewater.

Is it suitable for a bushfire prone block?

It can be built to a BAL rating, but that has to be specified before production. A higher BAL rating changes glazing, seals, screening, decking details and external fixings, and none of it is a sensible retrofit once the module is finished. Get your bushfire attack level assessment done during the design stage and send it to us with the wind region for your site.

What footings does it sit on?

A prepared concrete slab or screw pile footings, level and set out to the drawings we supply. Screw piles suit sloping and rural blocks and need very little excavation, while a slab is often preferred by certifiers for a permanent dwelling. A local engineer signs off the footing design against your soil classification (the site test that grades how much your ground swells and shrinks with moisture) and wind region.

What warranty comes with the unit?

The written quote confirms warranty duration, covered components, exclusions, remedies and provider details, while appliance and fitting terms appear in manufacturer documents. Damage from incorrect footings, unapproved site modifications or unlicensed connections is excluded. Your rights under Australian Consumer Law apply in addition to the factory guarantee.
