About this model

What it is

This is the smallest fitted unit in the expandable range and the one built for volume. Each one arrives as a finished room rather than a shell. Deployed it opens across a 3 metre width to roughly 14 square metres of floor.

Where the larger units in the range open both long walls, this one uses a single fold out action that a crane and four trades complete in under two hours. That is enough room for a security post, a site office, a single occupant camp room or a compact backyard guest studio behind an existing house.

How it is built

The kitchenette cabinetry, the wet sealed bathroom and the sleeping alcove are built and tested at the factory, so the job on your block is a lift, an unfold and a services connection rather than a build.

Delivery and freight

It collapses to 3,000 x 2,400 x 2,600 mm, so four units nest inside a single 40 foot high cube container and the sea freight that would carry one full size home instead lands four complete studios. It lands on a prepared concrete slab, footings or screw piles, arrives by truck and needs crane access for the lift.

Power, water and waste are connected on site by a licensed Australian electrician and plumber. We deliver worldwide.

Quote enquiry process

How an enquiry works

A quote enquiry is not an order. Nothing is committed until you have a written quote naming the scope, the price and the delivery terms.

  1. 1

    Tell us the block

Send the model, your suburb or postcode and what the block is like. Access, slope and crane room change the price more than anything else.

  2. 2

    Get a Free Quote

A written quote covering the unit, freight to your address, and what is and is not included.

  3. 3

    We start your build

We lock in your design with you and then we coordinate with our builders to begin production.

  4. 4

    Delivery and set down

We coordinate the delivery process from factory to site, ensuring your home arrives safely and is positioned at your property with everything planned ahead of time.

Frequently asked questions

How small does it ship?

It folds to 3,000 x 2,400 x 2,600 mm, which is why four units fit inside a single 40 foot high cube container. For a buyer taking one unit that keeps the freight leg modest, and for a buyer taking a container load it spreads the same ocean freight across four finished rooms instead of one larger building.

What is included when it arrives?

The studio lands finished rather than as a shell. You get the kitchenette cabinetry and sink, a wet sealed bathroom with shower, toilet and vanity, a defined sleeping zone, lined walls and ceiling, flooring, windows with flyscreens and a lockable entry door, plus the electrical rough in and switchboard. Loose furniture and appliances beyond the fitted items are quoted separately.

Can I use one as a granny flat?

It is a common use, but at about 14 square metres it is small for a permanent secondary dwelling and many councils set a minimum floor area for one. Check your local controls before ordering, or step up to a larger unit in the range. We supply drawings and compliance documentation for the application, and we cannot guarantee any council will approve your block.

Do I need council approval?

In almost all cases yes. A habitable building needs approval from your council or a private certifier, and the requirements vary by state, by zoning and by whether the studio is a secondary dwelling, a home office or a temporary site building. Start the approval conversation before you order, since the answer often shapes the layout, the siting and the footing design.

What lead time should I allow?

Usually around 20-30 working days to build from a confirmed order and deposit, then around 20-30 transit days of sea freight to the main Australian ports, including customs clearance and road transport to the block. Multi unit orders that fill a container often run to a similar timeline, since the units are produced together. Dates are confirmed in writing with your quotation.

What site access do I need?

The folded studio is only 3 metres long, so it travels easily on a tray truck and needs far less room than the larger units in the range. You still need crane or hiab access to swing it onto the prepared pad, with clearance from overhead power lines and firm ground for the vehicle. Send photos of the access before transport is booked.

How are power, water and waste connected?

The switchboard and electrical rough in are fitted at the factory, and the bathroom and kitchenette are plumbed to service points that sit ready for connection. On site a licensed Australian electrician connects the supply and a licensed plumber connects water and waste, whether that is mains, a tank and pump or a treatment system. Keep their certificates for your certifier and warranty.

What warranty applies?

Warranty duration, covered components, exclusions and remedies are confirmed in the written quote and order documents before purchase. Fair wear and tear, damage caused by incorrect installation and anything altered on site after handover sit outside it. Keep the connection certificates from your licensed electrician and plumber, because a claim on a fitted fixture usually needs proof the connection was done correctly.
