About this model

What it is

Both long walls hinge out on a hydraulic assist mechanism to a deployed 6,000 x 6,300 mm, giving 32 to 38 square metres of floor depending on how many internal walls the chosen layout carries. That layout range is why buyers standardise on it.

The identical body ships as an open studio, a one or two bedroom rental, or a three to four bedroom home with a second bathroom, so one product covers mixed projects across a portfolio.

How it is built

The electrical package is built to the destination standard rather than adapted after the fact, so units bound for Australia arrive wired for 240V and are ready for a licensed electrician to connect and commission. Kitchen and bathrooms are fitted and tested before the unit leaves the line.

Delivery and freight

This size sits in the middle of the expandable range and does the most work for the freight it uses. It keeps the compact 6 metre shipping footprint of the smaller cabin, closed at 6,000 x 2,400 x 2,600 mm, but arrives fitted out, and it deploys wider than the folded 3 metre studio while staying below the 9 and 11.8 metre units on price and site logistics.

Two folded units fit inside one 40 foot high cube container (a shipping container with extra roof height). On site a crane and four trades open it in under three hours onto a prepared slab, footings or screw piles (steel posts wound into the ground instead of pouring a slab). We deliver worldwide.

    Tell us the block

Send the model, your suburb or postcode and what the block is like. Access, slope and crane room change the price more than anything else.

Frequently asked questions

How much floor space do I get for the freight?

The unit ships as a 6 metre folded box and opens to 6,000 x 6,300 mm, a near square 38 square metres before internal walls are allowed for. Because two folded units share a 40 foot high cube container, the freight cost is split across two homes rather than carried by one, which is the main reason this size is quoted so often.

Can I have two bathrooms?

Yes. The three and four bedroom layouts are built with a second bathroom, and it has to be specified at order because the plumbing runs are set at the factory. Adding a second wet area after delivery means opening finished linings and re running services, so it costs more and is harder to keep watertight than ordering it built in.

What is included when it arrives?

The kitchen and bathrooms are fitted and tested at the factory, along with lined walls and ceiling, flooring, windows with flyscreens, a lockable entry door, internal doors, lighting, power points and the switchboard. Loose furniture, whitegoods beyond the fitted items, decking, stairs, awnings and site works such as footings and connections are quoted separately.

Do I need council approval?

Yes, in almost every case. A habitable building needs approval from your council or a private certifier, and the path depends on your state, your zoning and whether it is a primary dwelling, a secondary dwelling or workforce accommodation. We supply drawings, specifications and compliance documentation to support the application, and we cannot guarantee that a particular council will approve a particular block.

What lead time should I allow?

Usually around 20-30 working days to build from a confirmed order and deposit, then around 20-30 transit days of sea freight to the main Australian ports, including customs clearance and road transport. Run your approval and your footings in parallel with the build so the pad is cured and ready when the truck arrives. All dates are confirmed in writing with your quotation.

What site access do I need for delivery?

The home arrives folded at 6,000 x 2,400 x 2,600 mm on a semi trailer, so you need a clear approach for the truck and hardstand (firm, level ground that will take the weight of a truck or crane) for a crane with enough reach to place the unit on the pad. Overhead power lines, narrow driveways, steep grades and soft ground are the usual problems. Send photos and measurements of the access before transport is booked.

How is it connected to services?

A licensed Australian electrician connects the switchboard to mains power, a generator or a solar and battery system, and a licensed plumber connects water and waste to the pre run points, whether that is town water and sewer, rainwater tanks or an on site treatment system. Those trades issue the compliance certificates your certifier will ask for at final inspection.

What warranty applies?

Warranty duration, covered components, exclusions and remedies are confirmed in the written quote and order documents before purchase. Fair wear and tear, damage from incorrect installation or transport handling outside our control, and anything altered on site after handover are excluded. Keep the electrical and plumbing certificates, because a claim on a fitted fixture normally needs proof the connection was done correctly.
