About this model

What it is

The MH115 is the full-length model in our mirror house range and the only one at container width that still carries a genuine two-room plan. Across 11.5 metres it runs a one to two bedroom layout, a living zone, a full bathroom with toilet, shower and tray, cabinet wash basin, mirror and accessories, and a 2 metre kitchen with cabinet and wash sink. A furniture pack of wardrobe, queen bed, air conditioner, desk and chair is included.

How it is built

The elevations combine one way reflective mirror glazing with timber clad long walls, so the cabin picks up the sky, the water or the bush around it. Structurally it is a galvanised steel frame with EPS insulated walls and roof with waterproof treatment and an integrated water channel, over a steel floor structure on 18 mm fireproof board finished in wooden vinyl.

Glazing is aluminium alloy framed to the front and end. Electrical is a distribution box with breakers, lighting, an outside light strip, an exhaust fan, switches and sockets, with PVC cable tubes and full water supply and drainage.

Delivery and freight

Width is the commercial point. At 2.25 metres the finished cabin loads inside a standard 40ft high cube container (a shipping container with extra roof height), one unit per container, so it moves on ordinary containerised sea freight instead of an out of gauge flat rack (an open shipping platform used for cargo too wide to fit inside a container, which is what out of gauge means).

We deliver worldwide. In Australia the unit arrives by truck and is craned onto a prepared slab or screw pile footings (steel posts wound into the ground instead of pouring a slab), so you need crane access and a clear swing path. Factory quote available.

Quote enquiry process

How an enquiry works

A quote enquiry is not an order. Nothing is committed until you have a written quote naming the scope, the price and the delivery terms.

  1. 1

    Tell us the block

Send the model, your suburb or postcode and what the block is like. Access, slope and crane room change the price more than anything else.

  2. 2

    Get a Free Quote

A written quote covering the unit, freight to your address, and what is and is not included.

  3. 3

    We start your build

We lock in your design with you and then we coordinate with our builders to begin production.

  4. 4

    Delivery and set down

We coordinate the delivery process from factory to site, ensuring your home arrives safely and is positioned at your property with everything planned ahead of time.

Frequently asked questions

Do I need council approval for an MH115?

In almost every case, yes. A unit of this size used for sleeping is a habitable building, so most Australian councils will want either a development application or a complying development certificate depending on your zone and block. We cannot approve it for you and we never guarantee an outcome. Each unit is built to order to NCC Class 1a requirements, with compliance documentation supplied, so your certifier has the structural, glazing and electrical paperwork they ask for.

How long does it take from order to delivery?

Build time is typically 20-30 working days once the specification, wind region and BAL rating are locked in, and sea freight to an Australian port adds 20-30 delivery days on top of that. Delivery covers customs and inland transport. Most buyers should plan on a typical 40-60-day delivery window starting from initial deposit to a finished unit sitting on the slab, and we give you dated milestones in writing.

Can a truck and crane reach my block?

That is the first thing to check. The MH115 travels inside a 40ft container and is then craned into position, so you need a hardstand (firm, level ground that will take the weight of a truck or crane) or road frontage for the truck, room for the crane to set up its outriggers and a clear swing path with no powerlines or large trees overhead. Send us photos and a site plan and we will tell you what access you need before you commit.

What is included?

The unit arrives finished. That covers insulation, internal linings, the mirror and glass facade, doors and glazing, the full bathroom, the 2 metre kitchen with cabinet and wash sink, and the furniture pack of wardrobe, queen bed, air conditioner, desk and chair. Electrical fit-out, lighting, exhaust fan, sockets, water supply and drainage are all in place. Footings, site works, crane hire and connection to services are quoted separately.

How does it connect to power, water and sewer?

The cabin is delivered with its distribution board, circuits, plumbing and drainage already run to connection points. A licensed Australian electrician and a licensed plumber make the final connections to mains power and water, or to a solar and battery system, tanks and an on-site wastewater system if you are off grid. Those trades and any council plumbing approvals are arranged locally and are not included.

Can it be built for a bushfire or cyclone area?

We specify to your conditions before production starts, so tell us your BAL rating and wind region at enquiry. Glazing, seals, screening and fixings all change with a higher BAL rating, and tie-down and bracing change in cyclone regions. This has to be designed in at the factory rather than retrofitted, so a site assessment early in the process saves both time and money.

What foundations does it need?

A prepared concrete slab or screw pile footings, level and set out to the drawings we supply. Screw piles suit sloping or rural blocks and are quicker to install, while a slab suits a flat site and is often what a certifier prefers for a permanent dwelling. Footing design is signed off by a local engineer against your soil classification (the site test that grades how much your ground swells and shrinks with moisture) and wind region.

What warranty comes with it?

The written quote confirms warranty duration, covered components, exclusions, remedies and the responsible warranty provider. Appliances and fittings carry their own manufacturer warranties. Damage from incorrect footings, unapproved site modifications or connections made outside licensed trades is not covered, and your rights under Australian Consumer Law apply in addition to the factory guarantee.
