About this model
What it is
The MH115W is the largest floor plan in our mirror house range at roughly 37 square metres inside. The size comes from pairing maximum length with maximum width: 11.5 metres long by a full 3.4 metres wide, where the container-width cabins are held to 2.25 metres.
That extra width is the difference between a studio and a house, and it lets the plan carry a one to two bedroom layout with a separate living area, a real kitchen and a full bathroom instead of a corridor of compressed rooms.
How it is built
Aluminium alloy framed glazing runs full height and a glazed corner opens two elevations onto the view, while the one way reflective mirror skin takes on the sky, the paddocks or the bush behind it. The structure is a galvanised steel frame with EPS insulated walls and roof, waterproof treatment and an integrated water channel, over a steel floor structure on 18 mm fireproof board finished in wooden vinyl.
It lands as a finished house with the bathroom, kitchen and furniture pack fitted and the electrical fit-out, lighting, water supply and drainage complete.
Delivery and freight
Because 3.4 metres is wider than a shipping container it does not load inside a box. It ships as one out of gauge module on a 40ft flat rack (an open shipping platform used for cargo too wide to fit inside a container, which is what out of gauge means), one unit per rack, and we deliver worldwide.
In Australia it comes in by truck and is craned onto a prepared slab or screw pile footings (steel posts wound into the ground instead of pouring a slab), so crane access and an over-dimension road permit both need checking early. Factory quote available.

Frequently asked questions
Can the MH115W be used as a permanent home?
That is what the floor plan is designed for. At about 37 square metres it holds a separate bedroom zone, a living area, a real kitchen and a full bathroom. It is built to order to NCC Class 1a requirements, with compliance documentation supplied, which is the class most councils apply to a standalone dwelling. Whether it can be your primary residence on a given block is a planning question your council answers.
Do I need council approval?
Yes, expect to lodge. Most councils treat a 37 square metre habitable building as a new dwelling or a secondary dwelling, which means a development application or a complying development certificate depending on the zone. We do not lodge on your behalf and we never guarantee approval. We supply the structural, glazing, insulation and electrical documentation your certifier needs so the application is not held up by missing paperwork.
Why does the 3.4 metre width matter for delivery?
At 3.4 metres the module is wider than a shipping container, so it travels as a single out of gauge unit on a 40ft flat rack rather than inside a box. On the Australian leg that means an over-dimension permit, possible escort requirements and a route check for roundabouts, overhead lines and tight rural corners. We work that out with you before production so there are no surprises at the port.
What site preparation do I need?
A prepared concrete slab or screw pile footings, level and set out to the drawings we supply, plus a hardstand (firm, level ground that will take the weight of a truck or crane) for the truck and a crane pad with a clear swing path. Footing design is signed off by a local engineer against your soil classification (the site test that grades how much your ground swells and shrinks with moisture) and wind region. Site works, footings and crane hire are quoted separately from the unit.
How do services connect?
The house arrives with its distribution board, circuits, plumbing and drainage run to connection points. A licensed electrician and a licensed plumber complete the final connections to mains power, water and sewer, or to solar, batteries, rainwater tanks and an on-site wastewater system if the block is off grid. Those trades and any council plumbing approvals are arranged locally and are not included.
Is it suitable for a bushfire prone or cyclone area?
Tell us your BAL rating and wind region at enquiry and we build to it. A higher BAL rating changes glazing, seals, screening and external fixings, and cyclone regions change tie-down and bracing. These are factory decisions, not retrofits, so get your bushfire assessment and wind classification done before you place the order.
How is the glass affected by Australian sun and heat?
The facade is one way reflective glazing in aluminium alloy frames, and the walls and roof carry 80 mm and EPS insulation respectively, so the shell is insulated rather than relying on glass alone. An air conditioner is included in the furniture pack. On hot western elevations we recommend planning for shading, a verandah or a deck awning as part of your site design.
What warranty applies?
The written quote confirms warranty duration, covered components, exclusions, remedies and provider details. Appliances and fittings carry their own manufacturer warranties. Damage caused by incorrect footings, unapproved site changes or unlicensed connections is excluded. Your rights under Australian Consumer Law apply in addition to the factory guarantee.
