About this model
What it is
The MD60 is our answer to the secondary dwelling market: a fixed 60 m2 house that sits on a prepared foundation and stays there. Its edge over the compact cabins is completeness at family scale. Two bedrooms, two full bathrooms, an open kitchen and living zone, and a walled study that converts to a third bedroom at order with no change in price.
A 34 m2 timber deck, the largest in the compact end of the range, extends the living space outdoors.
How it is built
Cold formed light gauge steel, Colorbond roofing, R3.5 wall and R4.0 ceiling glasswool, double glazed aluminium and porcelain tile flooring make it durable enough for permanent occupation where local consent allows.
Delivery and freight
The unit is 70 per cent factory assembled, so the flat pack that ships carries far more finished work than a bare frame, and a small crew on site spends its three to five days connecting and finishing rather than framing from scratch. That matters in regional Australia, where getting a full trade team to a rural block for weeks is often harder than paying for the materials. Factory quote available.

Frequently asked questions
Does it qualify as a granny flat?
At 60 m2 it is sized for the secondary dwelling cap that many New South Wales and Victorian councils apply, and it is built to order to NCC Class 1a requirements, with compliance documentation supplied. Whether it is permitted on your block still depends on the zone, minimum site area and setbacks. Your development application or complying development certificate is your responsibility.
Can the study become a third bedroom?
Yes. Specify the three bedroom variant at order and the factory adds a door and relocates the wardrobe wall. There is no change in price. Note that a third bedroom can change the parking, private open space or floor area figures your council assesses, so confirm the effect on your application before you decide.
What does 70 per cent factory assembled actually mean?
Wall and roof modules arrive with framing, insulation, linings, glazing and much of the services rough in already done, rather than as loose components. Your crew is bolting finished modules together, sealing joints and connecting services instead of framing on site, which is why three to five days is realistic for a house this size.
What footing does it need?
A reinforced concrete slab is the usual choice, with screw piles (steel posts wound into the ground instead of pouring a slab) suited to sloping or reactive ground. Footing design is engineered locally to your soil classification (the site test that grades how much your ground swells and shrinks with moisture) and to the wind classification for your address. Your builder sets it out to the drawings issued with the order and cures it before the assembly crew arrives.
How does it handle bushfire prone land?
Give us the bushfire attack level from your assessment at quote stage, because glazing, seals, screening, decking material and cladding details all change with the rating and have to be specified before production. We supply the documentation for your application. Your accredited assessor and certifier determine the rating, not us.
How long from order to a finished house?
Production typically runs for around 20-30 working days once the specification is settled, sea freight to an Australian port typically takes around 20-30 transit days, including customs clearance, quarantine inspection, road delivery, plus three to five days of local assembly. Service connections and any council inspections follow. Firm dates come with your order.
What is not included?
Footings and site works, freight, duty and GST, crane or telehandler hire, driveway and landscaping, and the connection of power, water and sewer are all separate. Rainwater tanks, septic or aerated treatment systems for unsewered blocks, and any required stormwater works are also arranged locally by your builder.
What warranty applies?
Warranty duration, covered components, exclusions and remedies are confirmed in your quote and order documents, with claims handled through Future Modular Homes. Cover assumes the home was assembled to the supplied drawings on the specified footing and connected by licensed Australian trades, so keep the assembly and commissioning records with the compliance pack.
