About this model

What it is

Buyers reach the MD115 when the 9.5 m plan is close but feels tight. The finished envelope is 11.5 m by 3.3 m by 3.3 m, giving 38.0 m2 of floor, and the extra length is spent on floor rather than features.

The run is long enough to lay out a distinct living area and a distinct sleeping area instead of overlapping the two.

How it is built

Equipment matches the mid size capsule: dual central air conditioning at 1.5 HP plus 2.0 HP, a double glazed laminated tempered skylight with its own blackout curtain, and a full bathroom with a vanity, an 80 L storage water heater, a shower set, a toilet suite and an anti fog mirror over an SPC wall lining and SPC timber grain floor, alongside whole home ambient lighting, a hotel grade lock, voice control, a motorised curtain and a concealed insect mesh system.

Delivery and freight

What changes with size is the physics. The galvanised steel frame and fluorocarbon coated aluminium shell push net weight to about 8 tonnes, roughly 1.5 tonnes above the 9.5 m unit, and peak draw rises to 9.5 kW base or 16.2 kW with both air conditioners running.

Plan for that in the crane booking and the freight quote, because the added length and mass move the landed cost up a band. It sleeps two as a studio and four with the twin bed kit, ships without a kitchen so you can specify your own, and rides a 40 ft flat rack (an open shipping platform used for cargo too wide to fit inside a container) because 3.3 m clears no container.

Frequently asked questions

Will it be approved as a secondary dwelling?

That is a decision for your council or private certifier, not something we can guarantee. The MD115 is built to order to NCC Class 1a requirements, with compliance documentation supplied, including structural, electrical and plumbing paperwork. Many councils cap secondary dwelling floor area, so check the control that applies to your block before you commit to this size.

How is it different from the 9.5 m capsule?

About twenty per cent more floor at 38.0 m2 against 31.4 m2, 1.9 m longer, roughly 1.5 tonnes heavier and 1.5 kW more peak draw. Dual air conditioning, the skylight with blackout blind, the hotel grade lock and the compliance package are the same. The wall mounted exercise rings fitted to the 9.5 m unit are not standard here.

What crane and truck access does it need?

At about 8 tonnes and 11.5 m long it needs a larger crane and a longer trailer than the smaller capsules. Expect to need a wide, firm approach, a level hardstand (firm, level ground that will take the weight of a truck or crane) for the crane, and clear air space over the drop zone. Tight suburban laneways and steep driveways are the usual problem, so send photos before you order.

What footing should I prepare?

A reinforced concrete slab is the standard choice, with screw piles used on sloping or reactive ground. Your builder sets it out to the bolt pattern drawings issued with the order, and the slab must be cured before delivery. Footing design, drainage and any retaining work are engineered locally to suit your soil classification (the site test that grades how much your ground swells and shrinks with moisture).

How long from order to delivery?

Production typically runs for around 20-30 working days once the specification is locked in, then sea freight to an Australian port typically takes around 20-30 ocean transit days. Delivery includes customs clearance, quarantine inspection and road transport. Flat rack space can be tighter than container space, so book early if you have a fixed handover date.

Can I add a kitchen?

Yes. The base unit ships without one so the layout is yours to decide, and a kitchenette or a full kitchen can be built in at the factory before the unit is sealed and loaded. Fitting it in the factory is neater than a retrofit on site, so confirm the cabinetry, benchtop and appliance choices at quote stage.

Is it suitable for a bushfire prone block?

Give us the bushfire attack level from your assessment at quote stage. Glazing, seals, screening and cladding details are specified against that rating before production, and the documentation is supplied for your application. We cannot certify a BAL rating ourselves, so your accredited assessor and certifier make that call.

What warranty comes with it?

Warranty duration, coverage, exclusions, provider and claim handling are confirmed through our written quote and order documents before each purchase. Cover depends on the home being set on the specified footing and connected by licensed Australian trades, so keep the compliance pack and the commissioning paperwork together for the life of the building.
