About this model

What it is

The MD95T answers a specific objection. The smooth coated aluminium capsules perform well but can look industrial on a site where appearance matters.

How it is built

This version keeps the proven 9.5 m body and re clads it in timber grain wood plastic composite wall panels and ribbed aluminium alloy roof modules, so the exterior carries a warm timber texture and a residential roofline instead of a flat metal face. The entry door steps up to a thermal break aluminium unit, which also improves the thermal envelope at the opening.

None of that changes the brief inside. It is still roughly 31 m2 with a full bathroom holding a vanity, an 80 L water heater, a shower set, a toilet suite, an anti fog mirror and tempered glass doors, over an SPC wall lining and SPC timber grain floor, plus a concealed insect mesh system, voice control, a hotel grade lock, a motorised curtain, dual central air conditioning at 1.5 HP plus 2.0 HP and fresh air ventilation on a galvanised steel frame. It sleeps two as a studio and four with the twin bed kit.

Delivery and freight

At 3.3 m wide it clears no shipping container, so it travels on a 40 ft flat rack (an open shipping platform used for cargo too wide to fit inside a container), arrives complete, and is craned onto a prepared slab in a day. Factory quote available.

  1. 1

    Tell us the block

Send the model, your suburb or postcode and what the block is like. Access, slope and crane room change the price more than anything else.

A written quote covering the unit, freight to your address, and what is and is not included.

  3. 3

    We start your build

We lock in your design with you and then we coordinate with our builders to begin production.

  4. 4

Frequently asked questions

How is this different from the standard 9.5 m capsule?

Same envelope, same dual air conditioning, same smart control suite and the same bathroom. The difference is the skin. Timber grain composite wall panels and ribbed aluminium roof modules replace the smooth coated aluminium shell, and the entry door is thermal break aluminium instead of painted stainless steel. It is a finish and street presence upgrade, not a layout change.

How does the composite cladding hold up in Australian sun?

Wood plastic composite is chosen because it does not need oiling, staining or repainting the way real timber cladding does, and it does not split or attract termites. Colour will soften gradually under strong ultraviolet light, as any external finish does. Panels are replaceable individually, so surface damage does not mean re cladding the whole home.

Can it be used as a granny flat?

It is built to order to NCC Class 1a requirements, with compliance documentation supplied, which is the documentation your certifier needs. Whether a secondary dwelling is permitted on your block depends on the zone, the site area, setbacks and the floor area cap your council applies. Confirm those controls before ordering, because we cannot promise approval.

Does it have a skylight?

The ribbed roof profile used on this version does not take a glazed skylight cassette. If overhead daylight matters to you, the smooth shell 11.5 m capsule includes a laminated tempered skylight with a dedicated blackout blind. Otherwise the full height glazing along the long wall does the work, and a motorised curtain controls it.

What do I need to prepare on site?

A reinforced concrete slab or screw piles set out to the bolt pattern drawings, a truck path and a crane pad, and services brought to the boundary of the drop zone. Power, water and sewer connections are completed by your licensed electrician and plumber once the home is levelled and bolted down.

How long will it take?

Production typically runs for around 20-30 working days after the specification and colours are signed off, then sea freight to an Australian port typically takes around 20-30 transit days, including customs clearance, quarantine inspection and road delivery. Cladding choices can add a little time. Firm dates are confirmed in writing with your order.

Can I choose the cladding colour?

Yes. The composite panels come in a range of timber tones and the roof and trim can be specified to match or contrast. Choose at quote stage, because the panels are applied in the factory. Bring a photo of the existing house if you want the secondary dwelling to sit comfortably alongside it.

What warranty applies?

Warranty duration, coverage, exclusions and claim handling are confirmed through our written quote and order documents. The cover assumes the home is set on the specified footing and connected by licensed trades. Keep the compliance documentation and your trades' commissioning records together, since they are what a warranty claim or a future sale will rely on.
