About this model
What it is
At 9.5 m by 3.3 m the MD95 is the point where a capsule stops reading as a studio and starts living like a small home. There is room for a proper living area and a sleeping zone that takes a twin bed kit to sleep four, plus the ceiling height for an insulated laminated tempered glass skylight with its own blackout blind over the middle of the floor, so daylight reaches the centre of the plan rather than only the glazed wall.
The kitchen sits outside the base specification so you can have one built to your own layout at the factory.
How it is built
Two central air conditioners, 1.5 HP and 2.0 HP, with fresh air ventilation, hold an even temperature through an Australian summer. The bathroom carries a vanity, an 80 L storage water heater, a rain shower set, a toilet suite and an anti fog mirror over an SPC wall lining and SPC timber grain floor.
Standard fit out includes whole home ambient lighting, a hotel grade lock, voice control, a motorised curtain, a concealed insect mesh system and a pair of wall mounted exercise rings. The hot dip galvanised steel frame and PVDF coated aluminium shell are specified for coastal salt air without repainting, and net weight is about 6.5 tonnes.
Delivery and freight
At 3.3 m wide the unit is wider than a shipping container, so it rides a 40 ft flat rack (an open shipping platform used for cargo too wide to fit inside a container), lands complete, and one mobile crane sets it on a slab or screw piles (steel posts wound into the ground instead of pouring a slab) inside a day. Factory quote available.

Frequently asked questions
Can it be used as a granny flat?
That is the most common Australian use for this size. The MD95 is built to order to NCC Class 1a requirements, with compliance documentation supplied, covering the structure, AS/NZS 3000 (an Australian and New Zealand standard) electrical and AS/NZS 3500 plumbing. Your council or private certifier assesses the application. Secondary dwelling rules, floor area caps and setbacks differ by council, so check your local controls before you order.
How long does it take to arrive?
Factory production typically runs for around 20-30 working days once the specification and deposit are settled, and sea freight to an Australian port typically takes an estimated 20-30 ocean transit days depending on the lane and sailing schedule. This window includes customs clearance, quarantine inspection and the road leg. We confirm firm dates in writing with your order.
Does it sleep two or four?
Out of the box it is a studio for two. The twin bed kit converts the sleeping end so it comfortably takes four adults, which is why short stay operators and workforce accommodation buyers choose this size. An internal room door can be added at the factory if you want the sleeping zone properly partitioned from the living area.
What access do I need for delivery?
The home arrives in one piece on a semi trailer and is craned onto the footings. You need a firm truck path at least 4 m wide, a hardstand (firm, level ground that will take the weight of a truck or crane) for the crane within reach of the drop zone, and clearance from power lines and overhanging trees. Send photos and a site plan early and we will tell you what is needed.
What about coastal and cyclone regions?
The standard build is specified to N3 wind classification. For cyclone regions a reinforcing wind brace package is added at the factory rather than the shell being redesigned. Coastal blocks can also take extra anti corrosion treatment. Give us the exact address at quote stage so the wind classification and any bushfire attack level are set before production.
What is not included in the price?
Footings and site works, the kitchen, sea and road freight, customs duty and GST, crane hire, and connection to power, water and sewer are all separate. The unit lands pre wired and pre plumbed, so your licensed electrician and plumber connect it to services. We quote the landed cost through our freight partners so there are no surprises.
How is it different from the 5.6 m capsule?
Roughly double the floor area at 31.4 m2 against 18.5 m2, two air conditioners instead of one, a laminated skylight with its own blackout blind, and wall mounted exercise rings as standard. An internal room door is available so the sleeping zone can be closed off. Shipping mode, compliance documentation and warranty terms are the same.
What warranty applies?
Warranty duration, covered components, exclusions and remedies are confirmed in your quote and order documents, with claims handled through Future Modular Homes. Correct installation on the specified footing and connection by licensed trades are conditions of the structural cover, so keep the commissioning paperwork from your electrician and plumber with the compliance pack.
