About this model

What it is

The MD92 is the long house of our flat pack range: a fixed, ground level bungalow that stays on its slab or screw pile footing (steel posts wound into the ground instead of pouring a slab) once raised. Where a two storey design goes up, this one goes out, spreading 92 m2 across an 18.9 m frontage so the open kitchen, dining and living run as one continuous level with no stairs anywhere in the plan.

That makes it a sensible choice for ageing in place, for a rural block where there is no reason to build tall, and for anyone who simply wants a single level home. The generous single level layout makes it the range choice for a large family home, a boutique resort villa or a rural retreat where a wide footprint suits the land better than a stacked one.

How it is built

The facade is its signature, a mixed composite cladding with Colorbond accents that gives the home a resolved architectural face rather than the flat wall of a basic prefabricated building. Cold formed light gauge steel, a pitched Colorbond roof and R3.5 wall and R4.0 ceiling glasswool carry it, and the standard N3 wind classification steps up to a cyclone package for exposed sites in northern Australia.

Delivery and freight

It arrives as flat packed modular wall and roof panels and a crew assembles it in five to seven days, and a third bedroom can be partitioned into the living zone at order. Factory quote available.

Quote enquiry process

How an enquiry works

A quote enquiry is not an order. Nothing is committed until you have a written quote naming the scope, the price and the delivery terms.

  1. 1

    Tell us the block

Send the model, your suburb or postcode and what the block is like. Access, slope and crane room change the price more than anything else.

  2. 2

    Get a Free Quote

A written quote covering the unit, freight to your address, and what is and is not included.

  3. 3

    We start your build

We lock in your design with you and then we coordinate with our builders to begin production.

  4. 4

    Delivery and set down

We coordinate the delivery process from factory to site, ensuring your home arrives safely and is positioned at your property with everything planned ahead of time.

Frequently asked questions

Can I add a third bedroom?

Yes. The three bedroom variant adds a partition wall in the living zone and is specified at order rather than retrofitted. Bear in mind that adding a bedroom can change the car parking, private open space and floor area figures your council assesses, so check the effect on your application before you settle the plan.

Is it suitable for cyclone regions?

The standard build is specified to N3 wind classification. For cyclone regions such as coastal Queensland, the Top End and the north west of Western Australia, a cyclone package adds extra tie downs and reinforced cladding fixings. Give us the exact address at quote stage so the classification is set before production starts.

Do I need council approval?

Yes. A house of this size needs a development application in every Australian council area, along with engineering for the footing and, in many cases, a bushfire or flood assessment. It is built to order to NCC Class 1a requirements, with compliance documentation supplied, but approval rests with your council or private certifier.

How wide a block does it need?

The footprint is 18.9 m long by 4.88 m deep, so the frontage matters more than the depth. Add your council's side and rear setbacks to the 4.88 m depth and check the result against your block. On narrow suburban lots the length is usually the constraint, which is why it suits rural and semi rural land.

What footing does it need?

A reinforced concrete slab or screw piles, engineered locally to your soil classification (the site test that grades how much your ground swells and shrinks with moisture) and wind classification. Your builder sets the footing out to the drawings issued with the order and cures it before the assembly crew arrives. Getting the levels right across an 18.9 m run is the part worth paying a good concreter for.

How long from order to a finished house?

Production typically runs for around 20-30 working days once the specification is settled, sea freight to an Australian port typically takes around 20-30 transit days, including customs clearance, quarantine inspection, road delivery, plus five to seven days of local assembly. Service connections and council inspections follow. Firm dates come with your order.

What is not included?

Footings and site works, freight, duty and GST, crane or telehandler hire, driveway, landscaping and the connection of power, water and sewer are separate. On unsewered rural land, a septic or aerated treatment system and rainwater storage are arranged locally along with any stormwater and access works your consent requires.

What warranty applies?

Warranty duration, covered components, exclusions and remedies are confirmed in your quote and order documents, with claims handled through Future Modular Homes. Cover assumes the home was assembled to the supplied drawings on the specified footing and connected by licensed Australian trades, so keep the assembly and commissioning records with the compliance pack.
