About this model
What it is
The MD88 is the architectural statement of our flat pack range and its only two level home, a fixed A frame lodge that anchors to a prepared foundation and stays there. The steep 60 degree gable is the whole idea. It carries floor to ceiling double glazed aluminium across the front, sheds snow naturally in alpine settings such as the Snowy Mountains and the Victorian high country, and lifts the interior to a 7.8 m peak.
Living is split across two floors: a 49 m2 ground level with an open living zone, a wood burning fireplace, a kitchen, a bedroom and a bathroom, and a 19 m2 loft reached by a spiral steel stair holding two further bedrooms and the second bathroom, so the plan sleeps six to seven as a premium short stay.
How it is built
Cold formed light gauge steel forms the A frame, clad in a timber and steel composite over Colorbond roofing, and the interior is lined in timber with porcelain tile or engineered board flooring. The fireplace runs wood by default with gas or electric inserts available, and an alpine package upgrades to R5.0 insulation and reinforced glazing for harsh climates.
Delivery and freight
It ships flat packed in fully recyclable materials and a crew stands it up in five to seven days. Factory quote available.

Frequently asked questions
What fuel does the fireplace use?
A wood burning insert is standard, with gas and electric inserts available instead. Check your council's rules first, because solid fuel heaters are restricted or banned in some Australian local government areas on air quality grounds, and a compliant flue installation by a licensed installer is required either way.
Can it go somewhere that gets snow?
Yes. The 60 degree roof pitch sheds snow naturally, which is why the shape is used in alpine settings. For the Snowy Mountains, the Victorian high country or Tasmania, specify the alpine package for R5.0 insulation and reinforced glazing. Snow load also has to be considered in the footing and structural certification for your site.
Do I need council approval?
Yes, and a two storey house at 7.8 m to the peak often triggers extra scrutiny on height, overshadowing and privacy. It is built to order to NCC Class 1a requirements, with compliance documentation supplied, but the development application and any planning variations are your responsibility. Check the height control for your zone early.
How many people does it sleep?
Three bedrooms across two levels, comfortably sleeping six to seven, with a bathroom on each floor. The ground floor holds the open living zone, kitchen, one bedroom and a bathroom, and the loft above holds two more bedrooms and the second bathroom. That split works well for a family or for a short stay letting.
Is the spiral stair a problem for approval?
Spiral stairs have specific tread, going and headroom requirements under the NCC, and some certifiers are conservative about them as the only access to bedrooms. The stair is supplied to the specified standard with documentation, but raise it with your certifier at the design stage rather than after the loft is framed.
What footing does it need?
A reinforced concrete slab or screw piles (steel posts wound into the ground instead of pouring a slab), engineered locally to your soil classification (the site test that grades how much your ground swells and shrinks with moisture), wind classification and, in alpine areas, snow load. The A frame concentrates load along two lines, so the footing design matters more than it does for a low set rectangular building. Your builder sets it out to the drawings issued with the order.
How long from order to a finished lodge?
Production typically runs for around 20-30 working days once the specification is settled, sea freight to an Australian port typically takes around 20-30 transit days, including customs clearance, quarantine inspection, road delivery, plus five to seven days of local assembly. Fireplace and flue installation, service connections and inspections follow after that.
What warranty applies?
Warranty duration, covered components, exclusions and remedies are confirmed in your quote and order documents, with claims handled through Future Modular Homes. Cover assumes the lodge was assembled to the supplied drawings on the specified footing and connected by licensed Australian trades, so keep the assembly, flue and commissioning records with the compliance pack.
