About this model

What it is

The MD36 is the flagship of our flat pack capsule line: 36 m2, at 10.0 m by 3.6 m, laid out as a genuine one bedroom home with a separate bedroom, a separate living room and a full bathroom, inside the same curved corner steel cabin and full height 6 plus 15A plus 6 Low E glass curtain wall as the rest of the range, and it sleeps up to four.

How it is built

Standard specification includes a hot dip galvanised steel frame, a 2.0 mm aluminium alloy shell in fluorocarbon baked paint over polyurethane insulation and waterproofing, the Low E glass wall, a stainless steel door with a hotel grade waterproof smart lock, carbon crystal wall panelling and a 60 mm SPC floor (stone plastic composite, a hard wearing waterproof board), a complete bathroom, whole house wiring with data cabling, pressure resistant water supply and drainage, a smart control suite, ambient lighting and all transport hardware. Factory options include an entrance staircase and platform, a full kitchen, bed and wardrobe, smart toilet, shading curtains, a projector or television package, double layer insulation, underfloor heating, triple glazing and coastal anti corrosion treatment.

Delivery and freight

Like every unit in this line it ships knocked down in flat sections that pack for container economy and bolt together on a prepared slab in days using the step by step setup pack, which means a full size home reaches sites that a crane and a wide single piece delivery cannot. On an Australian block that is the difference between a rear yard secondary dwelling being possible and being ruled out by the driveway. Factory quote available.

Quote enquiry process

How an enquiry works

A quote enquiry is not an order. Nothing is committed until you have a written quote naming the scope, the price and the delivery terms.

  1. 1

    Tell us the block

Send the model, your suburb or postcode and what the block is like. Access, slope and crane room change the price more than anything else.

  2. 2

    Get a Free Quote

A written quote covering the unit, freight to your address, and what is and is not included.

  3. 3

    We start your build

We lock in your design with you and then we coordinate with our builders to begin production.

  4. 4

    Delivery and set down

We coordinate the delivery process from factory to site, ensuring your home arrives safely and is positioned at your property with everything planned ahead of time.

Frequently asked questions

How is it different from the 27 m2 capsule?

Nine square metres more floor, and that length adds a separate living room on top of the bedroom and bathroom, so it functions as a real one bedroom home rather than a bedroom with a chair in it. It sleeps up to four. Shell, glazing, services, smart controls, delivery format and warranty are otherwise the same.

Can it be used as a granny flat?

That is the main Australian use. At 36 m2 it sits under the secondary dwelling floor area cap most councils apply. It is built to order to NCC Class 1a requirements, with compliance documentation supplied. Whether it is permitted on your block still depends on the zone, site area and setbacks, so check before ordering.

Do I really not need a crane?

Correct. The sections are carried in and bolted together in place, which is why this model suits rear yards, battle axe blocks, sloping ground and streets where a crane cannot set up. You will still need a clear path for the panels and a level, cured footing. Send access photos before you order.

What footing does it need?

A reinforced concrete slab or screw piles, engineered locally to your soil classification (the site test that grades how much your ground swells and shrinks with moisture) and wind classification. Screw piles suit the constrained sites this model is built for because they need far less access than a concrete pour. Your builder sets the footing out to the bolt pattern drawings issued with the order.

Is a kitchen included?

Not in the standard build. A full kitchen system with bar, cabinetry and rangehood is a factory option, confirmed in your quote and installed before the unit is packed. Fitting it in the factory is neater and cheaper than a retrofit, and it keeps the plumbing and electrical rough in consistent with the documentation.

How long from order to delivery?

Production typically runs for around 20-30 working days and ocean freight to an Australian port typically takes around 20-30 transit days, including customs clearance, quarantine inspection and the final road delivery. Assembly on a prepared footing takes days. Firm dates are confirmed in writing with your order.

How is it heated and cooled?

A 2 HP reverse cycle split system is standard, which handles both heating and cooling and suits most Australian climate zones. For alpine or very hot inland sites, double layer wall insulation, electric underfloor heating and triple glazing are factory options worth specifying at quote stage rather than adding later.

What warranty applies?

Warranty duration, covered components, exclusions and remedies are confirmed in your quote and order documents, with claims handled through Future Modular Homes. Cover assumes assembly to the supplied setup pack on the specified footing and connection by licensed Australian trades, so keep the assembly and commissioning records with the compliance documentation.
