About this model
What it is
The TH95S is the capsule to look at when the numbers have to work across a whole site rather than one showpiece cabin. At 9,500 mm long it gives 31.4 m² of curved, glass fronted floor, and because it sleeps two comfortably and up to four with the twin bed move in kit, it works as a repeatable unit in a glamping row or a resort cluster where you are placing several at once.
How it is built
Comfort is covered in the base build. A single 2 HP central reverse cycle air conditioner heats and cools the whole cabin, a fresh air ventilation system keeps the sealed, glassy interior from turning stuffy or damp, a smart home assistant handles the lighting and the electric and blackout curtains, and the bathroom arrives complete with a vanity, an 80 L storage water heater, a shower set, a toilet, an anti fog mirror and an integrated light and exhaust fan.
There is a custom wardrobe for storage. The shell is a galvanised steel structure frame under a fluorocarbon coated aluminium alloy skin, glazed in acoustic energy saving tempered glass with a laminated glass skylight and its own blackout blind. Maximum power draw is 10 kW, or 15 kW with the floor heating option.
The base unit leaves off the kitchen, bedding, internal doors and stairs so you can fit it to your own build sheet.
Delivery and freight
It is also the lighter of the larger capsules at around 6.5 tonnes, which keeps craning and siting straightforward on tighter rural access. At 3,300 mm wide it exceeds container width, so it ships fully built on a 40 ft flat rack (an open shipping platform used for cargo too wide to fit inside a container) and a crane drops it onto a prepared slab or screw piles (steel posts wound into the ground instead of pouring a slab) in a day.

How an enquiry works
A quote enquiry is not an order. Nothing is committed until you have a written quote naming the scope, the price and the delivery terms.
- 1
Tell us the block
Send the model, your suburb or postcode and what the block is like. Access, slope and crane room change the price more than anything else.
- 2

- 3
We start your build
We lock in your design with you and then we coordinate with our builders to begin production.

Frequently asked questions
Is the kitchen included?
No. The base unit ships without a kitchen, because the factory does not offer one as a stock option in this model. We add a full kitchen fit-out as an option, with cabinetry, sink and mixer, induction cooktop, range hood and benchtop. Bedding, internal doors and stairs are options as well, so tell us how the cabin will be used and we will quote the fit-out with it.
How many people can actually sleep in it?
Two people comfortably in the standard layout. The twin bed move in kit takes it to four, which is why operators use this size for family keys. Maximum occupancy on a short stay listing is your call and your insurer's, and some councils cap occupant numbers for tourist accommodation, so check that before you advertise it as a four person cabin.
Do I need council approval?
A secondary dwelling is assessed by your local council or a private certifier, so approval sits with them and we cannot promise an outcome. Setbacks, maximum floor area, sewer connection and parking all vary by council. Units intended to be lived in are built to order to NCC Class 1a requirements, with compliance documentation supplied, and we hand over the structural drawings and specifications for your DA or CDC application (a development application or a complying development certificate, the two council approval routes).
How is it delivered and what access do you need?
The cabin is wider than a shipping container, so it travels fully built on a flat rack and arrives by truck. A crane lifts it straight onto your prepared slab or screw piles, with no on site reassembly. Crane standing room, overhead powerlines, driveway width and ground bearing all need checking early. Send us photos of the approach and we will tell you what lift is realistic.
What is the ventilation system and what does it do?
Every unit includes a fresh air ventilation system alongside the 2 HP central air conditioner. The fresh air system runs continuously, drawing filtered outside air in and pushing stale air out, so a sealed, glass heavy cabin never gets stuffy and humidity and condensation stay under control. That matters on humid coastal blocks. The bathroom also has its own integrated light and exhaust fan as standard.
Is it any good for cold or alpine sites?
The standard 2 HP central air conditioning is reverse cycle, so it heats as well as cools. For genuinely cold blocks you can add electric radiant floor heating, which lifts the maximum power draw and has to be allowed for in your supply, plus electric trace heating on the water lines for frost protection and triple glazing for extra thermal performance. Specify those before the build starts.
What foundation does it sit on?
A reinforced concrete slab is the usual answer, and screw piles work well on sloping or reactive ground where you want to avoid excavation. We supply the bolt pattern and load points so your slab or pier layout can be set out before the unit lands. Footings are designed by your engineer to suit your soil classification (the site test that grades how much your ground swells and shrinks with moisture), because that is a site specific call that has to be made locally.
What is the lead time?
Build time is normally around 20-30 working days from a signed order and approved drawings, then around 20-30 transit days of sea freight to an Australian port, including customs clearance and inland transport to your block. Allow a total 40-60 delivery days door to door as a working figure. We confirm real dates against factory capacity when you order, because lead times move with demand and shipping schedules.
