About this model

What it is

The MD38 is a finished two storey A frame, the classic steep pitch triangle cabin, glazed across the gable end so the double height living space fills with light, with a covered balcony off the front. Its 38 m2 is laid out over two levels: an open living room on the ground floor and a bedroom loft above reached by a spiral stair, served by a full bathroom, with dual reverse cycle air conditioning at 1.5 HP plus 1.5 HP to hold the tall glass fronted volume comfortable through both a hot summer and a cold night.

That makes it a landmark building ready for use as a backyard studio, a guest house, a farm stay cabin or a premium short stay and glamping retreat, and its footprint of 5.55 m by 4.05 m is small enough to fit into a corner of a block where a rectangular building would not sit comfortably. The shape does the marketing, which is why hospitality operators keep choosing it over a plain box.

Kitchen, bed and other fit out items are factory options confirmed in your quote rather than standard, so the cabin can be specified as a sleeping retreat or as a self contained unit.

Delivery and freight

Unlike our flat pack range it arrives as a finished unit, craned onto a prepared slab or piers and levelled, so there is no assembly crew and no weeks of trades on site. Factory quote available.

Quote enquiry process

How an enquiry works

A quote enquiry is not an order. Nothing is committed until you have a written quote naming the scope, the price and the delivery terms.

  1. 1

    Tell us the block

Send the model, your suburb or postcode and what the block is like. Access, slope and crane room change the price more than anything else.

  2. 2

    Get a Free Quote

A written quote covering the unit, freight to your address, and what is and is not included.

  3. 3

    We start your build

We lock in your design with you and then we coordinate with our builders to begin production.

  4. 4

    Delivery and set down

We coordinate the delivery process from factory to site, ensuring your home arrives safely and is positioned at your property with everything planned ahead of time.

Frequently asked questions

Does it arrive finished or as a kit?

Finished. Unlike our flat pack capsules, this cabin is built complete in the factory, delivered on a truck and craned onto a prepared slab or piers, then levelled and fixed down. Your licensed electrician and plumber connect the services. There is no assembly crew and no weeks of trades working on your block.

What access do I need for delivery?

It arrives in one piece, so you need a firm truck path, a level hardstand (firm, level ground that will take the weight of a truck or crane) within crane reach and clear air space over the drop zone. The compact 5.55 m by 4.05 m footprint helps, but the crane still needs room to set up. Send site photographs and a plan before delivery is booked.

Do I need council approval?

In almost every Australian council area, yes, and a two storey structure often attracts extra scrutiny on height, overshadowing and privacy even at this small size. It is built to order to NCC Class 1a requirements, with compliance documentation supplied, but the application is your responsibility and approval cannot be guaranteed.

Is a kitchen included?

Not as standard. A kitchen, bed and other fit out items are factory options confirmed in your quote. Specify them at order so they are installed before the cabin is sealed and loaded, because retrofitting a kitchen into a finished two storey unit on site is far more disruptive and more expensive.

What footing does it need?

A reinforced concrete slab or piers, engineered locally to your soil classification (the site test that grades how much your ground swells and shrinks with moisture) and wind classification. The A frame concentrates load along two lines rather than spreading it evenly, so the footing design matters. Your builder sets it out to the drawings issued with the order and cures it before the delivery date.

How is the loft reached, and is that a problem for approval?

A stair leads to the bedroom loft above the living room. Stair going, tread and headroom requirements under the NCC apply, and some certifiers look closely at compact stairs serving a sleeping area. Raise it with your certifier early, and use the supplied documentation as the basis for that discussion.

How does it cope with heat behind all that glass?

The dual reverse cycle air conditioners are sized for the tall glazed volume, which is why there are two rather than one. On a hot west facing aspect, external shading, an awning or planting still makes a real difference. Tell us the orientation at quote stage so glazing and shading can be specified sensibly.

What warranty applies?

Warranty duration, covered components, exclusions and remedies are confirmed in your quote and order documents, with claims handled through Future Modular Homes. Cover assumes the cabin is set on the specified footing and connected by licensed Australian trades, so keep the compliance documentation and the commissioning records from your trades with the building file.
