About this model

What it is

The MD56 is the smallest complete home in our capsule range rather than a stripped back one. Inside 18.5 m2 you get a studio living and sleeping zone, a custom fitted wardrobe and a bathroom finished to the same standard as the larger capsules: an integrated washbasin, single handle mixer, anti fog mirror, an 80 L electric water heater, a shower set, a toilet, a gradient privacy tempered glass door, anti slip integrated slate flooring and a concealed linear drain.

The one deliberate gap is the kitchen. Leaving it out of the base unit keeps the entry point low for buyers who want a backyard studio, a short stay cabin or a site office, and a kitchenette can be fitted at the factory before the unit ships.

How it is built

The shell is a hot dip galvanised steel frame under fluorocarbon coated aluminium alloy modules that stand up to Australian coastal salt air without repainting, wrapped in insulated soundproof double glazed tempered glass with a painted stainless steel door. It arrives pre wired at 5.5 kW, or 9.5 kW with the HVAC option, pre plumbed, and fitted with a 1.5 HP central air conditioner, fresh air ventilation, voice control, a hotel grade lock, a motorised curtain and a concealed insect mesh system. At roughly 4.0 to 4.16 tonnes it sleeps two.

Delivery and freight

The 3.3 m external width is wider than the 2.34 m clear width of a shipping container, so it travels on a 40 ft flat rack (an open shipping platform used for cargo too wide to fit inside a container), arrives fully built, and a single mobile crane sets it on a prepared slab or screw piles (steel posts wound into the ground instead of pouring a slab) in under a day. Factory quote available.

Quote enquiry process

How an enquiry works

A quote enquiry is not an order. Nothing is committed until you have a written quote naming the scope, the price and the delivery terms.

  1. 1

    Tell us the block

Send the model, your suburb or postcode and what the block is like. Access, slope and crane room change the price more than anything else.

  2. 2

    Get a Free Quote

A written quote covering the unit, freight to your address, and what is and is not included.

  3. 3

    We start your build

We lock in your design with you and then we coordinate with our builders to begin production.

  4. 4

    Delivery and set down

We coordinate the delivery process from factory to site, ensuring your home arrives safely and is positioned at your property with everything planned ahead of time.

Frequently asked questions

Do I need council approval for this?

In almost every Australian council area, yes. A habitable secondary dwelling needs a development application or complying development certificate, and siting rules vary by council and zone. We supply structural drawings and the compliance documentation package to go with your application, but approval is the buyer's responsibility and we cannot promise any council will grant it.

Is it built to NCC Class 1a?

The MD56 is built to order to NCC Class 1a requirements, with compliance documentation supplied. Tell us the destination address at quote stage so the build is specified for your climate zone, wind classification and any bushfire or flood overlay before production starts. Your private certifier or council assesses that documentation as part of your application.

How does it get to my block?

The unit arrives fully built and is delivered by semi trailer, then lifted onto the footings by a mobile crane. You need a clear truck path, room for the crane to set up, and no low power lines over the drop zone. Send us photos of the access and we will flag any problem before delivery is booked.

What footing does it sit on?

A reinforced concrete slab is the usual choice, and screw piles suit sloping or reactive ground. The footing is prepared by your builder to the bolt pattern drawings we issue with the order. Most Australian buyers use a slab on a compacted gravel base, poured and cured before the delivery date is locked in.

Why does it ship on a flat rack instead of inside a container?

The clear internal width of a standard container is about 2,340 mm and the MD56 is 3,300 mm wide, so it physically will not fit inside the box. A 40 ft flat rack platform is the standard way to move a capsule this wide. Freight costs more than container space, but the home lands complete with no site rebuild.

Is it suitable for a coastal or cyclone rated site?

The standard structure is specified to N3 wind classification. For cyclone regions such as coastal Queensland, the Top End and the north west of Western Australia, a reinforcing wind brace package is added at the factory. The fluorocarbon coated aluminium shell is chosen for salt air, and extra anti corrosion treatment is available for beachfront blocks.

What is included and what is not?

The base unit includes the shell, glazing, bathroom, wardrobe, air conditioning, wiring, plumbing and the smart control suite. It does not include a kitchen, footings, site works, or connection to power, water and sewer. A kitchenette can be added at the factory. Your licensed electrician and plumber complete the service connections on site.

What warranty comes with it?

Warranty duration and coverage are confirmed in applicable written quote and order documents. Warranty work is arranged through us rather than direct with the factory. Keep the compliance pack and the commissioning records from your electrician and plumber, because correct installation and connection to services are conditions of the structural cover.
