About this model

What it is

The MD85 answers the most common complaint about small one bedroom homes: there is nowhere to sit that is not the bed or the kitchen. Stretching the length to 8,500 mm, roughly 2.7 m more than the 5.8 m model, buys enough floor, about 18 m2, to carve out a real living zone as a third space alongside the bedroom and the kitchen.

The bedroom stays a walled double, the bathroom is a stone look room with a rainfall shower and toilet, and the kitchen tucks into a corner with an induction cooktop, rangehood and sink.

How it is built

The new living area runs to the glazed end, where full height glass and double doors open onto a deck, which is exactly how most Australian buyers use it in a backyard or on a rural block. Dimensions and layout here are read from the supplied plan and the fit out from the photographs.

Delivery and freight

Crucially the extra length costs nothing at the port. The width stays at 2,250 mm, inside the 2,340 mm clear width of a standard 40 ft container, so it loads in the box and pays container freight rather than the flat rack premium (a flat rack is an open shipping platform used for cargo too wide to fit inside a container) that wider capsules attract.

It ships in one piece and is craned onto a prepared footing, so there is no site rebuild and no trade shortage holding up occupation. Factory quote available.

Send the model, your suburb or postcode and what the block is like. Access, slope and crane room change the price more than anything else.

Frequently asked questions

How is it different from the 5.8 m home?

Both are container width at 2,250 mm. This one is 2.7 m longer, and the extra length adds a separate open living area on top of the bedroom, bathroom and kitchen. The kitchen also steps up to an induction cooktop and the bathroom to a rainfall shower in a stone look finish. Freight mode and compliance documentation are the same.

Does it really fit inside a shipping container?

Yes. At 2,250 mm wide it loads inside the box, where the clear internal width is about 2,340 mm, rather than riding an open flat rack. That means it travels at standard container freight rates despite the added length, which is the main reason this size is popular with buyers well away from a capital city port.

Will council approve it as a granny flat?

That depends on your council, your zone and your block. It is built to order to NCC Class 1a requirements, with compliance documentation supplied, which is what your certifier assesses. Most councils set minimum site areas, setbacks and floor area caps for secondary dwellings, so confirm those controls before ordering. We cannot promise approval.

What footing does it need?

A reinforced concrete slab is the usual choice, with screw piles suited to sloping or reactive ground. Your builder prepares it to the bolt pattern drawings issued with the order, and it must be cured before delivery. Footing design is engineered locally to your soil classification (the site test that grades how much your ground swells and shrinks with moisture), and it pays to sort drainage around the pad at the same time.

What delivery access do I need?

The home arrives complete and is craned onto the footing. You need a firm truck path for an 8.5 m load, a level hardstand (firm, level ground that will take the weight of a truck or crane) within crane reach and clear air space over the drop zone. Overhanging trees and low power lines are the usual problems on suburban blocks, so send photographs before delivery is booked.

How long does it take?

Production typically runs for around 20-30 working days once the specification and colours are settled, and sea freight to an Australian port typically takes around 20-30 transit days, including customs clearance, quarantine inspection and the road leg. Container space is easier to book than flat rack space, so this size tends to run to schedule.

What is included and what is not?

The shell, glazing, kitchen, bathroom, living fit out and internal services arrive complete. Footings and site works, the deck, freight, duty and GST, crane hire and connection to power, water and sewer are separate. Your licensed electrician and plumber complete the connections once the home is levelled and fixed down.

What warranty applies?

Warranty duration, covered components, exclusions and remedies are confirmed in your quote and order documents, with claims handled through Future Modular Homes. Cover assumes the home is set on the specified footing and connected by licensed Australian trades, so keep the compliance documentation and your trades' commissioning records with the building file.
