About this model
What it is
The TH114 is the longest capsule we list and it is set up to be the headline key in a short stay, glamping or eco resort site. At 11,400 mm long it delivers 37.6 m² of floor inside one curved, glass fronted steel cabin, which is room enough to lay out a proper bedroom zone, a lounge and a full bathroom without the space feeling like a pod. Its defining feature is the smart control suite.
How it is built
One panel takes over the lighting, the electric and blackout curtains and the climate, so a guest walks in and the room responds. Overhead, a laminated glass skylight with its own blackout blind opens the ceiling to the sky. Dual central reverse cycle air conditioning, 1.5 HP plus 2.0 HP, heats and cools a room this size and this glass heavy, and a fresh air ventilation system runs continuously, trading stale inside air for filtered outside air so a sealed cabin does not turn stuffy or damp through a humid coastal summer.
The bathroom arrives complete, with a vanity, an 80 L storage water heater, a shower set, a toilet, an anti fog mirror and an integrated light and exhaust fan, and there is a custom wardrobe for storage. The base unit ships without a kitchen, bedding, internal doors or stairs, which lets you fit it to your own standard.
Delivery and freight
At 3,300 mm wide it is wider than a shipping container, so it travels fully built on a 40 ft flat rack (an open shipping platform used for cargo too wide to fit inside a container) and a single crane sets it on a prepared slab or screw piles (steel posts wound into the ground instead of pouring a slab) in under a day. We deliver Australia wide and worldwide.

How an enquiry works
A quote enquiry is not an order. Nothing is committed until you have a written quote naming the scope, the price and the delivery terms.
- 1
Tell us the block
Send the model, your suburb or postcode and what the block is like. Access, slope and crane room change the price more than anything else.
- 2

Frequently asked questions
Is the kitchen included?
No. The base unit ships without a kitchen, because the factory does not offer one as a stock option in this model. We add a full kitchen fit-out as an option, with cabinetry, sink and mixer, induction cooktop, range hood and benchtop. Bedding, internal doors and stairs are options too. Tell us how the cabin will be used and we will quote the fit-out with it.
Do I need council approval?
A secondary dwelling is assessed by your local council or a private certifier, so approval sits with them and we cannot promise an outcome. Setbacks, maximum floor area, sewer connection and parking all vary by council. Units intended to be lived in are built to order to NCC Class 1a requirements, with compliance documentation supplied, and we hand over the structural drawings and specifications for your DA or CDC application (a development application or a complying development certificate, the two council approval routes).
Why does it ship on a flat rack instead of in a container?
A 20 ft container measures about 2,340 mm wide inside and this cabin is 3,300 mm wide outside, so it simply will not fit. Flat rack is the standard way to move capsules of this width. It adds to the freight, but the cabin arrives fully built with no panel assembly, no sealing and no fit-out crew required on your block.
How is it delivered and what access do you need?
The cabin is wider than a shipping container, so it travels fully built on a flat rack and arrives by truck. A crane lifts it straight onto your prepared slab or screw piles, with no on site reassembly. Crane standing room, overhead powerlines, driveway width and ground bearing all need checking early. Send us photos of the approach and we will tell you what lift is realistic.
What is the ventilation system and what does it do?
Every unit includes a fresh air ventilation system alongside the dual central air conditioning. The fresh air system runs continuously, drawing filtered outside air in and pushing stale air out, so a sealed, glass heavy cabin does not get stuffy and humidity and condensation stay under control. That matters on humid coastal blocks. The bathroom also has its own integrated light and exhaust fan as standard.
Is it any good for cold or alpine sites?
The standard dual air conditioning is reverse cycle, so it heats as well as cools. For colder blocks you can add electric radiant floor heating, which lifts the maximum power draw of the unit and needs to be allowed for in your supply, along with electric trace heating on the water lines for frost protection and triple glazing for extra thermal performance. Specify these before the build starts.
What foundation does it sit on?
A reinforced concrete slab is the usual answer, and screw piles work well on sloping or reactive ground where you want to avoid excavation. We supply the bolt pattern and load points so your slab or pier layout can be set out before the unit lands. Footings are designed by your engineer to suit your soil classification (the site test that grades how much your ground swells and shrinks with moisture), because that is a site specific call that has to be made locally.
What is the lead time?
Build time is normally around 20-30 working days from a signed order and approved drawings, then around 20-30 transit days of sea freight to an Australian port, including customs clearance and inland transport to your block. Allow a total 40-60 delivery days door to door as a working figure. We confirm real dates against factory capacity when you order, because lead times move with demand and shipping schedules.
