Because the unit is 3 m wide and sits on its trailer, it ships as an over dimension load rather than inside a container, which changes the freight arrangement and the cost of getting it here.

At 3 m wide it is over the standard towing width, so it needs a wide load or over dimension permit and often a pilot escort in most states. Permits are issued per route and per state, and travel may be restricted to certain hours. Confirm the rules and the route with a heavy haulage operator before you order. We cannot guarantee a permit will be granted.

A full loft bedroom of 2,500 by 3,000 mm sits over the ground floor, reached by a storage staircase with a handrail rather than a ladder, so it is easier to use day to day than a compact loft. The ground floor keeps the kitchen, the bathroom with its glass partition shower, and the open living and dining zone.

That depends on your council and your intended use. Some Australian councils treat a registered movable dwelling as a caravan, with limits on occupation time, while others require approval as a dwelling, especially for permanent living or paid accommodation. Transport, permits, site works and service connections are quoted separately.

Production runs around 20-30 working days from the point where drawings and finishes are signed off, and sea freight plus customs clearance takes 20-30 days. Because it travels as an over dimension load it is trucked from the port to your site by a heavy haulage operator. Site access, turning room and overhead clearance must be checked before the unit is dispatched.

The unit is wired to a Delixi switchboard with AS/NZS rated wiring and plumbed for cold and hot water with an ASTM drain, so it arrives ready for a licensed electrician and plumber to connect. On a serviced block that means mains power, water and sewer or septic. Off grid it can run from a solar and battery system with tanks. Connection work is not included.

The structure, the trailer chassis and the factory fitted cladding, glazing and joinery are covered by the manufacturer warranty stated in your quote, and appliances carry their own maker warranties. Warranty covers manufacturing defects, not damage from towing, storm, misuse or work done by others after delivery. Keep your transport and maintenance records, since those are assessed first on any claim.
