About this model
What it is
If the 9.5 m timber clad capsule proves the architectural finish and the standard 11.5 m capsule proves the large footprint, the MD115T combines them and asks you to accept the trade offs that come with doing both at once.
How it is built
The exterior uses the same timber grain wood plastic composite wall panels and ribbed aluminium alloy roof modules, with a thermal break aluminium entry door, wrapped around roughly 38 m2 of open plan in a finished envelope of 11.4 m by 3.3 m by 3.3 m. It runs dual central air conditioning at 1.5 HP plus 2.0 HP, fresh air ventilation, and a full bathroom with a vanity, an 80 L storage water heater, a shower set, a toilet suite, an anti fog mirror and tempered glass doors over an SPC wall lining and SPC timber grain floor, plus a concealed insect mesh system, voice control, a hotel grade lock and a motorised curtain on a galvanised steel frame.
The trade offs are worth stating plainly. The ribbed roof profile also cannot take a glazed skylight cassette, so if overhead daylight is essential the smooth roof version is the better fit.
Delivery and freight
The heavier composite and metal shell brings net weight to about 12 tonnes, the highest in the range and roughly half as much again as the smooth shell 11.5 m unit, so both the crane and the freight lane have to suit that mass. Factory quote available.

Frequently asked questions
Why is this one so much heavier?
The composite wall panels and the ribbed aluminium roof cassette are considerably heavier than the smooth coated aluminium shell, which lifts net weight to about 12 tonnes against roughly 8 tonnes for the standard 11.5 m capsule. That affects the crane class, the trailer and the freight lane, so confirm the lift plan and access before you order.
Why is there no skylight?
The ribbed roof profile used on the timber clad version cannot accept a glazed skylight cassette. If overhead daylight is a must have, the smooth shell 11.5 m capsule includes a laminated tempered skylight with a dedicated blackout blind. On this model the full height glazing along the long wall is the main light source, controlled by the motorised curtain.
Can it be approved as a secondary dwelling?
It is built to order to NCC Class 1a requirements, with compliance documentation supplied, which is what your certifier assesses. Approval itself rests with your council. Note that at roughly 38 m2 it sits above some councils' secondary dwelling caps and below others, so check the control for your zone before committing to this size.
What crane and access do I need?
Plan for a larger mobile crane than the lighter capsules require, a firm level pad within reach of the drop zone, a truck path wide enough for an 11.4 m load, and clear air space overhead. Rear yard and battle axe blocks are the usual difficulty. Send site photos and a plan before delivery is booked.
Is it suitable for coastal or cyclone regions?
The standard build is specified to N3 wind classification, with a reinforcing wind brace package added at the factory for cyclone regions. Extra anti corrosion treatment is available for salt exposed blocks. Give us the exact address at quote stage so the wind classification and any bushfire attack level are set before production starts.
How long from order to handover?
Production typically runs for around 20-30 working days once the specification and cladding colours are signed off. Sea freight to an Australian port typically takes around 20-30 transit days, and flat rack space for a heavier unit can take longer to secure. Delivery includes customs, quarantine and final road transport. Firm dates come with your order.
What is included and what is separate?
The home lands complete with shell, glazing, bathroom, air conditioning, wiring, plumbing and the smart control suite. Footings, site works, kitchen, freight, duty and GST, crane hire and the connection of power, water and sewer are separate. Your licensed electrician and plumber complete the connections once the unit is levelled and fixed down.
What warranty comes with it?
Warranty duration, covered components, exclusions and remedies are confirmed in your quote and order documents, with claims handled through Future Modular Homes. Cover assumes the home has been set on the specified footing and connected by licensed Australian trades, so keep the compliance documentation and commissioning records together for the life of the building.
