About this model

What it is

The MD115S and the two bedroom 11.5 m home share a length but answer different briefs, and choosing between them is really a decision about how you value floor space. The two bedroom version splits its 11,500 mm into two private rooms.

This one keeps a single bedroom and pours the rest of the length into one continuous living space, which is why it has the largest open plan zone in the container width range. The layout puts a private bedroom and a full bathroom with shower, toilet and vanity at one end, then runs an open living and dining area with a kitchen along the remaining length, giving 25.9 m2 of internal floor in an external envelope of 11,500 by 2,250 by 2,450 mm.

The exterior is the other point of difference. It suits a couple or a single occupant who would rather have a proper lounge and a real kitchen than a second bedroom, and it photographs large, which helps a premium short stay listing.

How it is built

A smooth one piece white composite capsule shell with full height glazing along the front reads cleaner and more sculptural than a panelled body, which matters when the home sits in an open paddock, a coastal block or a vineyard where it is seen from every angle.

Delivery and freight

Freight behaves like the rest of the range, the 2,250 mm width loading inside a standard container so it avoids the flat rack premium (a flat rack is an open shipping platform used for cargo too wide to fit inside a container), and it is delivered complete to set on a prepared foundation. Factory quote available.

Quote enquiry process

How an enquiry works

A quote enquiry is not an order. Nothing is committed until you have a written quote naming the scope, the price and the delivery terms.

  1. 1

    Tell us the block

Send the model, your suburb or postcode and what the block is like. Access, slope and crane room change the price more than anything else.

  2. 2

    Get a Free Quote

A written quote covering the unit, freight to your address, and what is and is not included.

  3. 3

    We start your build

We lock in your design with you and then we coordinate with our builders to begin production.

  4. 4

    Delivery and set down

We coordinate the delivery process from factory to site, ensuring your home arrives safely and is positioned at your property with everything planned ahead of time.

Frequently asked questions

How is it different from the two bedroom 11.5 m home?

Same length and same 2,250 mm container width. This one is a smooth one piece white capsule with a single bedroom and bathroom at one end and open living, dining and kitchen along the rest. The other is a panelled shell with a bedroom at each end. Pick this for the biggest open living zone, the other for two private rooms.

Does it fit inside a shipping container?

Yes. At 2,250 mm wide it loads inside the box, where the clear internal width is about 2,340 mm, rather than riding an open flat rack, so it travels at standard container freight rates despite its length. The 2,450 mm external height also sits comfortably within a high cube container (a shipping container with extra roof height).

Is the bathroom included?

Yes. The bathroom is standard and includes a shower, toilet and vanity, positioned at the bedroom end of the plan so the wet area services are grouped together. That grouping also keeps your plumber's work on site simple, since the drainage and water connections all come out at one end of the home.

Will council approve it?

That is a decision for your council or certifier, not something we can guarantee. It is built to order to NCC Class 1a requirements, with compliance documentation supplied. Secondary dwelling rules, minimum site area, setbacks and floor area caps differ between councils, so check the controls for your zone and block before you place an order.

What footing and access do I need?

A reinforced concrete slab or screw piles set out to the bolt pattern drawings, cured before delivery. On the day you need a firm truck path for an 11.5 m load, a level crane pad within reach of the drop zone and clear air space overhead. Send site photographs early so access problems surface before freight is booked.

How long from order to delivery?

Production typically runs for around 20-30 working days once the specification is settled, then sea freight to an Australian port typically takes around 20-30 transit days, including customs clearance, quarantine inspection and the final road delivery. Firm dates are confirmed in writing with your order rather than quoted as a range over the phone.

What is included and what is separate?

The home arrives with the shell, glazing, kitchen, bathroom and internal fit out complete. Footings and site works, decking, freight, duty and GST, crane hire and connection to power, water and sewer are separate. Your licensed electrician and plumber complete the connections once the home is levelled and fixed down.

What warranty applies?

Warranty duration, covered components, exclusions and remedies are confirmed in your quote and order documents, with claims handled through Future Modular Homes. Cover assumes the home is set on the specified footing and connected by licensed Australian trades, so keep the compliance documentation and the commissioning records from your trades with the building file.
