About this model
What it is
The MD28 is the way into our flat pack house range: a fixed 28 m2 cabin rather than a towable unit, set on a slab or screw pile footing (steel posts wound into the ground instead of pouring a slab) where it stays. The layout is a single open living zone with one bedroom off it, a compact kitchenette and a full bathroom, and the roofline carries skylights that pull daylight deep into the plan so a small footprint still reads open.
A 16 m2 hardwood deck ships as pre cut components off the lounge, extending the usable living area outdoors, which is how most Australian owners actually use a cabin this size.
How it is built
It is capped at single storey at 3.2 m height, so buyers who want two levels in the same aesthetic step up to our A frame lodge. Colorbond roofing, R3.5 wall and R4.0 ceiling glasswool and double glazed aluminium keep it comfortable through a hot summer and a cold inland winter, which makes it workable for hospitality use, remote site accommodation, holiday cabins and backyard studios.
Delivery and freight
Every part of the home ships inside one 40 ft container as flat packed cold formed light gauge steel, which keeps a single container doing all the freight and holds the delivered cost at the bottom of the range. On site two trades bolt the shell together in two to three days using basic tools, then connect the pre installed kitchenette and bathroom to services. Factory quote available.

Frequently asked questions
Is the deck included?
Yes. The 16 m2 timber deck is supplied as pre cut hardwood components with stainless steel fixings, which matters near the coast where ordinary fixings corrode. On site assembly typically takes four to six hours for two people. Footings or bearers for the deck are prepared locally along with the main slab or piers.
Single storey or two?
Single storey only, at 3.2 m overall height. That height keeps it under the limit many councils apply to ancillary structures, which can simplify an application. If you want two levels in a similar style, our A frame lodge is the two storey option in the flat pack range.
Who assembles it, and do I need a builder?
Two trades bolt the shell together in two to three days with basic tools, and you will still need a licensed electrician and a licensed plumber to connect power, water and sewer. Most owners engage a local builder to manage the footing, the assembly and the service connections as one job rather than coordinating trades themselves.
Do I need council approval?
In almost every Australian council area, yes. A habitable cabin needs a development application or complying development certificate, and rules on secondary dwellings, setbacks and site coverage vary. It is built to order to NCC Class 1a requirements, with compliance documentation supplied, but approval is the buyer's responsibility and we cannot promise it.
How does it handle Australian conditions?
R3.5 wall and R4.0 ceiling glasswool with double glazed aluminium windows and a Colorbond roof is a sensible baseline for most of the country. Give us the site address at quote stage so the wind classification, climate zone and any bushfire attack level are specified before production, since those affect glazing, screening and tie downs.
What footing does it need?
A reinforced concrete slab is the usual choice, with screw piles suited to sloping or reactive ground. Your builder sets it out to the drawings issued with the order and cures it before assembly starts. Footing design is engineered locally to your soil classification (the site test that grades how much your ground swells and shrinks with moisture), and drainage around the pad should be sorted at the same time.
How long from order to delivery?
Production typically runs for around 20-30 working days once the specification is settled, and sea freight to an Australian port typically takes around 20-30 transit days, including customs clearance, quarantine inspection and the road leg. Because it ships flat packed in one container, freight is simpler to book than for a completed single piece home.
What warranty applies?
Warranty duration, covered components, exclusions and remedies are confirmed in your quote and order documents, with claims handled through Future Modular Homes. Cover assumes the cabin was assembled to the supplied drawings on the specified footing and connected by licensed Australian trades, so keep the assembly records and compliance pack with the building file.
