About this model

What it is

The MD27 sits in the middle of our flat pack capsule line at 27 m2, measuring 7.56 m by 3.6 m, which is enough for a proper separate bedroom plus a full bathroom rather than a studio with a bed in the corner.

How it is built

It uses the same curved corner steel cabin and full height 6 plus 15A plus 6 Low E glass curtain wall as the rest of the range. Standard specification includes a hot dip galvanised steel frame, a 2.0 mm aluminium alloy shell in fluorocarbon baked paint over polyurethane insulation and waterproofing, the Low E glass wall, a stainless steel door with a hotel grade waterproof smart lock, carbon crystal wall panelling and a 60 mm SPC floor (stone plastic composite, a hard wearing waterproof board), a complete bathroom, whole house wiring with data cabling, pressure resistant water supply and drainage, a smart control suite, ambient lighting and all transport hardware.

Factory options cover an entrance staircase and platform, a full kitchen, bed and wardrobe, smart toilet, shading curtains, a projector or television package, double layer insulation, underfloor heating, triple glazing and coastal anti corrosion treatment.

Delivery and freight

Like every unit in this line it ships knocked down in flat sections that pack for container economy and bolt together on a prepared slab in days using the step by step setup pack, which is the answer to poor site access where a crane and an over width single piece delivery simply cannot get in. On a typical Australian suburban block that means a rear yard behind an existing house, a narrow side passage or a sloping site can still take a proper one bedroom secondary dwelling. Factory quote available.

Quote enquiry process

How an enquiry works

A quote enquiry is not an order. Nothing is committed until you have a written quote naming the scope, the price and the delivery terms.

  1. 1

    Tell us the block

Send the model, your suburb or postcode and what the block is like. Access, slope and crane room change the price more than anything else.

  2. 2

    Get a Free Quote

A written quote covering the unit, freight to your address, and what is and is not included.

  3. 3

    We start your build

We lock in your design with you and then we coordinate with our builders to begin production.

  4. 4

    Delivery and set down

We coordinate the delivery process from factory to site, ensuring your home arrives safely and is positioned at your property with everything planned ahead of time.

Frequently asked questions

How is it different from the 18 m2 studio?

Nine square metres more floor, and that extra length buys a walled bedroom separate from the living area rather than a sleeping zone within one room. Shell, glazing, bathroom specification, smart controls, delivery format and warranty are all the same. Air conditioning steps up to a 2 HP reverse cycle split to suit the larger volume.

Will it fit down my side passage?

That is the point of the flat pack format. The panels and modules are carried in and bolted together in place, so you do not need crane access or a clear run wide enough for a whole building. Send photos of the access path and any gates, steps or level changes and we will confirm before you order.

Do I need council approval?

In almost every Australian council area, yes. A one bedroom secondary dwelling needs a development application or complying development certificate. It is built to order to NCC Class 1a requirements, with compliance documentation supplied, but approval is the buyer's responsibility and depends on your zone, site area and setbacks. We cannot promise it.

What footing does it need?

A reinforced concrete slab or screw piles, engineered locally to your soil classification (the site test that grades how much your ground swells and shrinks with moisture) and wind classification. Screw piles are often chosen on the constrained sites this model is designed for, since they need far less access than a concrete pour. Your builder sets the footing out to the drawings issued with the order.

How are services connected?

The unit arrives pre wired and pre plumbed to connection points. A licensed electrician connects it to your switchboard and a licensed plumber connects water supply and drainage, including any required trade waste or sewer junction work. Those connections are completed on site by your trades and are not included in the supply price.

What can be added at the factory?

An entrance staircase and platform, a full kitchen system, a bed and wardrobe, a smart toilet, indoor shading curtains, a projector or smart television package, double layer wall insulation, electric underfloor heating, triple glazing and anti corrosion treatment for coastal sites. Adding these in the factory is neater and cheaper than retrofitting on site.

How long from order to delivery?

Production typically runs for around 20-30 working days and ocean freight to an Australian port typically takes around 20-30 transit days, including customs clearance, quarantine inspection and final road delivery. Assembly on a prepared footing takes days. Firm dates are confirmed in writing with your order rather than estimated over the phone.

What warranty applies?

Warranty duration, covered components, exclusions and remedies are confirmed in your quote and order documents, with claims handled through Future Modular Homes. Cover assumes assembly to the supplied setup pack on the specified footing and connection by licensed Australian trades, so keep the assembly and commissioning records with the compliance documentation.
