A curved corner steel capsule studio with a full height Low E glass wall, a private sleeping zone and a complete bathroom in 18 m2. It ships knocked down in flat sections and bolts together on site, so it reaches rear yards and tight driveways that a single piece delivery cannot.

About this model

What it is

The MD18 is the compact end of our flat pack capsule line: 18 m2, at 5.12 m by 3.6 m, of finished studio inside a curved corner steel cabin, wrapped down one long side in a full height 6 plus 15A plus 6 hollow Low E tempered glass curtain wall. Inside is a real sleeping zone and a complete bathroom behind a one way frosted glass privacy door, so it is a self contained dwelling rather than a bare pod.

How it is built

Standard specification includes a hot dip galvanised steel frame, a 2.0 mm aluminium alloy shell in fluorocarbon baked paint over polyurethane insulation and waterproofing, the Low E glass wall, a stainless steel entrance door with a hotel grade waterproof smart lock, carbon crystal wall panelling and a 60 mm SPC floor, a complete bathroom, whole house wiring with data cabling, pressure resistant water supply and drainage, a smart control suite and all transport hardware. Factory options include a kitchen, bed, wardrobe, underfloor heating, triple glazing and coastal anti corrosion treatment.

Delivery and freight

What separates this line from a single piece capsule is delivery. It ships knocked down in flat sections that pack for container economy, then bolts together on a prepared slab or screw piles (steel posts wound into the ground instead of pouring a slab) in days using the step by step setup pack.

That makes it the answer to poor site access, which is the single most common problem on Australian suburban blocks: narrow driveways, rear yards behind an existing house, sloping ground and bridges or laneways that will not take an over width single piece unit. Factory quote available.

  1. 1

    Tell us the block

Send the model, your suburb or postcode and what the block is like. Access, slope and crane room change the price more than anything else.

  2. 2

    Get a Free Quote

A written quote covering the unit, freight to your address, and what is and is not included.

  3. 3

    We start your build

We lock in your design with you and then we coordinate with our builders to begin production.

  4. 4

    Delivery and set down

We coordinate the delivery process from factory to site, ensuring your home arrives safely and is positioned at your property with everything planned ahead of time.

Frequently asked questions

Why choose flat pack over a single piece capsule?

Access. A completed capsule has to be craned in over the fence or driven down the side of the house, which rules out most rear yards, battle axe blocks and steep or narrow driveways. Flat sections are carried in by hand or with a small machine and bolted together in place, so the building reaches sites a crane cannot service.

How long does assembly take, and who does it?

A small crew bolts it together on a prepared slab or screw piles in days rather than weeks, working from the step by step setup pack supplied with the order. You still need a licensed electrician and a licensed plumber to connect power, water and drainage, and most owners have a local builder manage the whole job.

Do I need council approval?

In almost every Australian council area, yes. Any habitable building with a bathroom needs a development application or complying development certificate. It is built to order to NCC Class 1a requirements, with compliance documentation supplied, but approval is the buyer's responsibility and we cannot promise a council will grant it.

What footing does it need?

A reinforced concrete slab or screw piles, engineered locally to your soil classification (the site test that grades how much your ground swells and shrinks with moisture) and wind classification. Screw piles are common for this model because it often goes on the sites where a concrete truck cannot reach either. Your builder sets the footing out to the drawings issued with the order.

What is included in the standard build?

The steel frame and aluminium shell, insulation and waterproofing, the Low E glass wall, smart lock entry door, wall and floor linings, a complete bathroom with water heater, shower, vanity and toilet, whole house wiring and data cabling, water supply and drainage, the smart control suite, ambient lighting and all fixings and levelling feet.

What can be added at the factory?

An entrance staircase and platform, a full kitchen system with bar and rangehood, a bed and wardrobe, a smart toilet, indoor shading curtains, a projector or smart television package, double layer wall insulation, electric underfloor heating, triple glazing and anti corrosion treatment for coastal and high salt sites. These are confirmed in your quote.

How long from order to delivery?

Production typically runs for around 20-30 working days and ocean freight to an Australian port typically takes around 20-30 transit days, including customs clearance, quarantine inspection and the final road delivery. Because it ships knocked down, it packs efficiently into a container, which keeps freight simpler to book than for a completed unit.

What warranty applies?

Warranty duration, covered components, exclusions and remedies are confirmed in your quote and order documents, with claims handled through Future Modular Homes. Cover assumes assembly to the supplied setup pack on the specified footing and connection by licensed Australian trades, so keep the assembly and commissioning records with the compliance documentation.
