About this model

What it is

The TH115 is the one pod in the range that stops being a studio. Its 25.0 m² of floor and 11,350 mm of length are enough to put a solid wall between a private bedroom and an open living and kitchen zone, with the bathroom off to one side, so it lives like a compact one bedroom apartment where you can shut the bedroom door on the rest of the space.

That separation is what makes it the pick for a long stay granny flat, a rentable holiday cabin or self contained accommodation someone will live in rather than just visit.

How it is built

It keeps the designer finish, with the gloss white fluorocarbon coated steel shell dressed in WPC timber look screens, and the range build underneath: a welded engineered steel frame on an epoxy enamel chassis, EPS cored insulated sandwich panel walls, 2 mm grey timber pattern vinyl flooring, double glazed aluminium windows, a keyed entry door, LED lighting and a pre-wired switchboard to AS/NZS 3000 with RCM marked components.

Delivery and freight

External size is 11,350 × 2,230 × 2,550 mm and it weighs around 4,710 kg, so it is the longest single piece pod we ship. It arrives by truck as one finished unit and is craned onto a prepared slab, footings or screw piles (steel posts wound into the ground instead of pouring a slab).

At this length the truck needs a clear run and the crane needs standing room, so send us photos of the approach before you commit. We deliver Australia wide and worldwide.

Quote enquiry process

How an enquiry works

A quote enquiry is not an order. Nothing is committed until you have a written quote naming the scope, the price and the delivery terms.

  1. 1

    Tell us the block

Send the model, your suburb or postcode and what the block is like. Access, slope and crane room change the price more than anything else.

  2. 2

    Get a Free Quote

A written quote covering the unit, freight to your address, and what is and is not included.

  3. 3

    We start your build

We lock in your design with you and then we coordinate with our builders to begin production.

  4. 4

    Delivery and set down

We coordinate the delivery process from factory to site, ensuring your home arrives safely and is positioned at your property with everything planned ahead of time.

Frequently asked questions

Do I need council approval for a one bedroom granny flat?

A secondary dwelling is assessed by your local council or a private certifier, so approval sits with them and we cannot promise an outcome. Setbacks, maximum floor area, sewer connection and parking all vary by council. Units intended to be lived in are built to order to NCC Class 1a requirements, with compliance documentation supplied, and we hand over the structural drawings and specifications for your DA or CDC application.

Is the bedroom a proper separate room?

Yes. This is the only pod size where a full height wall and a door separate the bedroom from the living and kitchen zone, rather than a curtain or a joinery divider. That is the difference between a studio someone tolerates for a weekend and a home they can live in, and it is the main reason buyers step up to this length instead of taking the 9 m pod.

How is it delivered and what access do you need?

It travels as one finished 11.35 m piece on a truck and is craned onto your prepared foundation. At that length the truck needs a clear straight run in and the crane needs firm standing room within reach of the pad. Overhead powerlines, tree branches, gate widths and tight corners are the usual problems. Send us photos of the approach and we will tell you what is realistic.

What foundation does it sit on?

A reinforced concrete slab is the usual answer, and screw piles work well on sloping or reactive ground where you want to avoid excavation. We supply the bolt pattern and load points so your slab or pier layout can be set out before the unit lands. Footings are designed by your engineer to suit your soil classification (the site test that grades how much your ground swells and shrinks with moisture), because that is a site specific call that has to be made locally.

How does it connect to power and water?

The unit arrives pre-wired to AS/NZS 3000 with an RCM marked switchboard, and plumbed models come with hot and cold inlets and a waste outlet on the outside wall. A licensed electrician connects the power and a licensed plumber ties the waste into your sewer, an on site system approved by your council or a holding tank. Both connections must be certified by the trade doing the work.

What is the lead time?

Build time is normally around 20-30 working days from a signed order and approved drawings, then around 20-30 transit days of sea freight to an Australian port, including customs clearance and inland transport to your block. Allow a total 40-60 delivery days door to door as a working figure. We confirm real dates against factory capacity when you order, because lead times move with demand and shipping schedules.

Will it handle a bushfire prone or cyclone rated block?

Tell us the BAL rating and the wind region for your block before you order. Bushfire attack level and cyclonic wind regions change what glazing, screening, sealing and tie down are required, and those items have to be built into the unit rather than added on site later. We confirm what can be specified for your rating, and your certifier assesses the finished specification against the NCC and the relevant Australian Standards.

What warranty comes with it?

Warranty terms are set out in writing with your quote and repeated in the supply agreement. The structure and the weatherproof shell are covered for a longer term than fixtures, fittings and appliances, which carry the warranties issued by their own manufacturers. Claims are handled through us rather than direct with the factory, and we keep the build documentation on file so you are not chasing an overseas supplier.
