The TH4 is an 8.6 m² pod with room for a desk and a small lounge or meeting corner, and it is the first size we can fit with a bathroom. It suits home based professionals, therapists and studio users who want a proper working room in the backyard rather than a converted spare room.

About this model

What it is

The TH4 adds one metre of length over the 3 m pod, and that metre changes what the room can do. Its 8.6 m² of flat walled floor holds a desk along one wall and still leaves space for a two seat lounge, a client chair or a fold out meeting table, so it reads as a working office rather than a cupboard with a laptop in it.

Swap that corner for a bathroom and the same shell becomes a self sufficient art, yoga or music studio, or a guest room that keeps visitors out of the main house.

How it is built

It is also the first size in the range wired with a dedicated 15 A circuit, so a reverse cycle heater, task lighting and a kettle can run at the same time without nuisance tripping. Everything structural matches the rest of the pods: a welded engineered steel frame on an epoxy enamel chassis, 50 mm PU foam cored insulated sandwich panel walls, a gloss white fluorocarbon coated steel shell, an 18 mm magnesium concrete composite subfloor under 2 mm grey timber pattern vinyl, double glazed aluminium awning windows, a keyed entry door, LED lighting and AS/NZS 3000 wiring with RCM marked components.

Delivery and freight

External size is 3,930 × 2,230 × 2,550 mm and it weighs around 1,630 kg, so it lands as one finished piece by truck and crane onto a prepared slab, footings or screw piles (steel posts wound into the ground instead of pouring a slab). Check crane standing room, gate width and overhead powerlines before you order. We deliver Australia wide and worldwide.

Quote enquiry process

How an enquiry works

A quote enquiry is not an order. Nothing is committed until you have a written quote naming the scope, the price and the delivery terms.

  1. 1

    Tell us the block

Send the model, your suburb or postcode and what the block is like. Access, slope and crane room change the price more than anything else.

  2. 2

    Get a Free Quote

A written quote covering the unit, freight to your address, and what is and is not included.

  3. 3

    We start your build

We lock in your design with you and then we coordinate with our builders to begin production.

  4. 4

    Delivery and set down

We coordinate the delivery process from factory to site, ensuring your home arrives safely and is positioned at your property with everything planned ahead of time.

Frequently asked questions

Can I have a bathroom in this size?

Yes, this is the first pod size where a bathroom corner fits without swallowing the room. The wet area is built in at the factory, so it has to be ordered that way rather than added later. It arrives with hot and cold inlets and a waste outlet on the outside wall, ready for a licensed plumber to tie into your sewer or an on site system approved by your council.

Do I need council approval?

It depends on your council and on how the room is used. A non habitable backyard studio or office is usually assessed differently to a secondary dwelling, and the rules change from state to state and even between neighbouring councils. We cannot promise an approval outcome. What we do supply is the structural drawings, specifications and compliance documentation we hold, so your certifier or town planner has what they need for a DA or CDC application (a development application or a complying development certificate, the two council approval routes).

How is it delivered and what access do you need?

It travels as one finished piece on a truck and is craned onto your prepared slab, footings or screw piles. Check the crane standing area, overhead powerlines, tree branches, gate widths and any right of way before you order, because access is the thing that most often adds cost. Send us photos of the approach and we will tell you whether a standard crane truck can reach the spot.

What foundation does it sit on?

A reinforced concrete slab is the usual answer, and screw piles work well on sloping or reactive ground where you want to avoid excavation. We supply the bolt pattern and load points so your slab or pier layout can be set out before the unit lands. Footings are designed by your engineer to suit your soil classification (the site test that grades how much your ground swells and shrinks with moisture), because that is a site specific call that has to be made locally.

How does it connect to power and water?

The unit arrives pre-wired to AS/NZS 3000 with an RCM marked switchboard, and plumbed models come with hot and cold inlets and a waste outlet on the outside wall. A licensed electrician connects the power and a licensed plumber ties the waste into your sewer, an on site system approved by your council or a holding tank. Both connections must be certified by the trade doing the work.

What is the lead time?

Build time is normally around 20-30 working days from a signed order and approved drawings, then around 20-30 transit days of sea freight to an Australian port, including customs clearance and inland transport to your block. Allow a total 40-60 delivery days door to door as a working figure. We confirm real dates against factory capacity when you order, because lead times move with demand and shipping schedules.

Is it comfortable through an Australian summer?

The walls are 50 mm PU foam cored panel and the windows are double glazed, which is a long way ahead of a tin shed, but a glass fronted room in full sun still needs help. Most owners add a small reverse cycle split system, and the dedicated 15 A circuit is there to run it. Orientation matters too, so face the glazing away from hard western sun where the block allows.

What warranty comes with it?

Warranty terms are set out in writing with your quote and repeated in the supply agreement. The structure and the weatherproof shell are covered for a longer term than fixtures, fittings and appliances, which carry the warranties issued by their own manufacturers. Claims are handled through us rather than direct with the factory, and we keep the build documentation on file so you are not chasing an overseas supplier.
