About this model

What it is

The TH9 is where the pod range grows up. At 19.5 m² it carries a full kitchen and a full bathroom with enough living space between them to work as a home for one, which is why buyers use it as a backyard granny flat, a short stay cabin or self contained accommodation for a worker or an adult child who has moved back home. It also looks the part.

How it is built

The gloss white fluorocarbon coated shell is broken up with WPC timber look screens and the glazing sits in black aluminium frames, so it reads as a small designed cabin rather than a portable room parked on the lawn. Under the styling the build steps up as well, with EPS cored insulated sandwich panel walls over the same welded engineered steel frame and epoxy enamel chassis used across the range.

The floor is 2 mm grey timber pattern vinyl, lighting is LED, and the switchboard and cabling are built to AS/NZS 3000 with RCM marked components.

Delivery and freight

External size is 8,950 × 2,230 × 2,550 mm and it weighs around 3,750 kg, so it lands as one finished piece by truck and is craned onto a prepared slab, footings or screw piles (steel posts wound into the ground instead of pouring a slab). We deliver Australia wide and worldwide.

Quote enquiry process

How an enquiry works

A quote enquiry is not an order. Nothing is committed until you have a written quote naming the scope, the price and the delivery terms.

  1. 1

    Tell us the block

Send the model, your suburb or postcode and what the block is like. Access, slope and crane room change the price more than anything else.

  2. 2

    Get a Free Quote

A written quote covering the unit, freight to your address, and what is and is not included.

  3. 3

    We start your build

We lock in your design with you and then we coordinate with our builders to begin production.

  4. 4

    Delivery and set down

We coordinate the delivery process from factory to site, ensuring your home arrives safely and is positioned at your property with everything planned ahead of time.

Frequently asked questions

Do I need council approval for a granny flat?

A secondary dwelling is assessed by your local council or a private certifier, so approval sits with them and we cannot promise an outcome. Setbacks, maximum floor area, sewer connection and parking all vary by council. Units intended to be lived in are built to order to NCC Class 1a requirements, with compliance documentation supplied, and we hand over the structural drawings and specifications for your DA or CDC application.

What is included in the kitchen and bathroom?

The standard layout runs a kitchen bench with sink, mixer, under bench cabinetry and overhead units down one side, and a bathroom with a shower, toilet and basin at one end. Appliance choice, benchtop material, tapware and the tiling or lining you want in the wet area are all set at order stage, so send us the fit-out level you have in mind with your enquiry.

How is it delivered and what access do you need?

It travels as one finished piece on a truck and is craned onto your prepared slab, footings or screw piles. Check the crane standing area, overhead powerlines, tree branches, gate widths and any right of way before you order, because access is the thing that most often adds cost. Send us photos of the approach and we will tell you whether a standard crane truck can reach the spot.

What foundation does it sit on?

A reinforced concrete slab is the usual answer, and screw piles work well on sloping or reactive ground where you want to avoid excavation. We supply the bolt pattern and load points so your slab or pier layout can be set out before the unit lands. Footings are designed by your engineer to suit your soil classification (the site test that grades how much your ground swells and shrinks with moisture), because that is a site specific call that has to be made locally.

How does it connect to power and water?

The unit arrives pre-wired to AS/NZS 3000 with an RCM marked switchboard, and plumbed models come with hot and cold inlets and a waste outlet on the outside wall. A licensed electrician connects the power and a licensed plumber ties the waste into your sewer, an on site system approved by your council or a holding tank. Both connections must be certified by the trade doing the work.

What is the lead time?

Build time is normally around 20-30 working days from a signed order and approved drawings, then around 20-30 transit days of sea freight to an Australian port, including customs clearance and inland transport to your block. Allow a total 40-60 delivery days door to door as a working figure. We confirm real dates against factory capacity when you order, because lead times move with demand and shipping schedules.

Will it handle a bushfire prone or cyclone rated block?

Tell us the BAL rating and the wind region for your block before you order. Bushfire attack level and cyclonic wind regions change what glazing, screening, sealing and tie down are required, and those items have to be built into the unit rather than added on site later. We confirm what can be specified for your rating, and your certifier assesses the finished specification against the NCC and the relevant Australian Standards.

What warranty comes with it?

Warranty terms are set out in writing with your quote and repeated in the supply agreement. The structure and the weatherproof shell are covered for a longer term than fixtures, fittings and appliances, which carry the warranties issued by their own manufacturers. Claims are handled through us rather than direct with the factory, and we keep the build documentation on file so you are not chasing an overseas supplier.
